Hi all :)
I'm looking into maybe renting a unit to store + filter my water and perhaps even store the van.... but have absolutely no idea where to look or even how much I need to spend?
I've tried a search for commercial property on Right Move and it doesnt turn anything up really, are there any sites or companies that specialise in commercial property like this? Of you guys who rent units... how much is a smallish one? (Just need space to store a couple of IBCs and possibly even the van if possible)

just call into a few business or entreprise parks near yourself and ask for some info..

Some local council rent out units! if your council does then they will be cheaper then a commercial landlord, if your council don't! then personal don't waste your money, unless you wont to be a big fish!

ive looked at units ( for another project )
they work out costly imho, more than i was expecting, even a steel shipping container was 150 quid a month ( plus VAT ) that was just a container put on some gravel on some1's farm, nothing else
if you want to store a "couple of IBC's" ( 2 or 3 IBC's ? ? ? ? ) thats 2 or 3000 L of water, i guess with that amont your going to be employing
why not save your money and get a RO that has the output to renew 1 IBC per day ? ? ?

i rent a garage off council for just over £6 per week, its not for window cleaning but you could use it for whatever.

That is expensive.... :( I'm not looking to employ immediately, just have somewhere that will expand with my business. I know its quite a large expense, but would be immensely useful as I am moving a bit of a distance from my work and it would be much more convenient to keep the water or the water AND the van nearby.

i have also been thinking of a lock up for the future... not about being a big fish, its simply about not doing everything from your garage / drive... if and when you have to expand.... i mean , do you have two vans... lots of water... men coming and going from your home?
The experienced employers who started out out and expanded will help, i think ;D

You could try farms where they rent out unit space, these work out far cheaper, i missed out out on a good one £300 per month 1500sq feet. Some are offered inclusive, water, electric & rates etc. Just visit some near, you,ll be able tell them theres loads of small units around outside.
Mine is 750 sq feet at £3600 per annum which is a good price here, all in its approx. £100 per week. These are newish starter units with car park spaces & in there own estate.
The council ones are good if you have one near to you, there have short trerm agreements.
Stables is another, i used to rent space of one near me.
Also sublet, this is what i did befoe this one, & its usually cheaper.

carpet cleaners & vacuums, pressure washer
All chemicals for windows & other jobs
lockers
storage shelves & work bench
office & toilet

That is very helpful, thank you :) :) :) Interesting to see a break down of square footage.... so a 1500 sq ft would be pretty huge!?

1500 is big but you,ll soon fill it.
I had an additional one to this that was 1200+ where we ran the grounds side from, but, was unsuitable for windows as needed work & we had took this one on.
That was old tatty with leaking roof, but i could have done it up, but, the site was up for re-development. Still not been done though.
You just need loads of shelves, rackeing etc. Igot a lot from a company ceasing trading we just had to rip them out, sold some & dumped the rest.

a friend of mine is renting a unit on the industrial estate, pretty good size too, offside of a warehouse, still pretty big, and only £30 a month, unlimited water & electricity. Dont think youl find another one like that cheap! Im thinking of giving him a £10er a month to keep my ibcs and ro system..

here in lincoln its not the rent that gets you BUT buisness rates !!!!!!!!!! are massive rent £300.00 pcm rates £100.00 pcm gas elecy water insurance it all adds up costs us at least £500.00 pcm thats a lot to earn before you make a shilling.

My mate pays £300 plus Vat then his rates, water etc. His comes up to about £500 pcm for basically a double garage with a loo in the back. I've twisted his arm into letting me store an IBC in there and he has an RO already so I can just get him to fill it up for penny's.

Not far, just out towards Warrington. Just having trouble finding somewhere with parking for the van and the car and the bike, that also has an outside tap or somewhere to store an IBC..... could probably save a couple of hundred quid a month in rent by getting somewhere smaller with allocated parking and could then spend this on the business instead.... and I assume it would be mostly (if not all) tax deductable?
