Is there anyone else that is involved in 'end of tenancy' cleans and if so, have you had a decline in work?
This used to be my main source of income, averaging three jobs a week earning me about £450..... I'm lucky if I earn £50 per month now!
I spoke to another forum member recently and he told me that he was experiencing a downturn too.
Apparently it's to do with the tenancy deposit scheme that Gordon Brown introduced last April (2007), but I don't understand it. If an outgoing tenant trashes the property then surely it needs to be professionally cleaned.
I do the work for three letting agencies and they have all said that the properties are often left clean when vacated!
Bit odd that tenants are now suddenly all house proud!

Same for me samuel and that was the reason i was given.
Not a bad thing really imo, it just means you've got to work harder to replace the work with proper contracts.

I have cleaned more carpets for tennants before they leave recently. On one I was supervised by her mum who had loaned the deposit ! I was still working on the sticky horse shoe round her make up table when the landlord arrived to inspect the house.

We do EOT cleans before the new ruling was brought in a landlord had the right to get the property cleaned and paid from the tenants deposit if he felt they had no left the property in the condition that they had found it. The new ruling means that the tenants have the right to a quotation to decide if they want to pay for the cleaning or do it themselves. No money can taken from the deposit without their permission.

hi there,
a lot of eot now get there carpets cleaned the day before hand back, either way you should stil get work, from the agency or direct to the tenant.

Same here, have dropped very quiet on the EOT's.
In fact I have seen a drop since september when the TDS came into effect. Although it became law on April 6th, the effects weren't felt for 6 months.
I am also getting the same feedback, that tennants are cleaning themselves to get their deposit back. Although I am expecting a very busy summer period it has been very quiet indeed.
Our job can be done by anyone, whereas boiler checks, plumbing etc have to be carried out by a qualified professional.
Now the tenants get a quote before cleaning can be done, they are opting to do it themselves, as they now know how much they are going to lose.

I have done some. Some contracts still require the carpets are professionaly cleaned. I believe this does not apply to the rest of the property. I have only ever declined 1 job but that was only because the place was in such a state that it would not have made much difference - especially the carpets

I am finding more and more that the letting agency is handing our number to the outgoing tenant.
