I clean some filthy office/warehouse carpets 6 times a year they are tight looped nylon needlepunch broadloom and similar carpet tiles, both are fully stuck down and are filthy. The carpets in places have oil walked on them together with occasional large water spillages which cause tide lines. I've been doing the work for years now and the client always pays and never complains but I am getting no satisfaction from the job as the carpets seldom look much better when I finish. HWE causes wick back and there is no air flow in closed off areas to dry them, Host just doesn't touh the soil, Dry Fusion is the best I've used but still not brilliant. On Saturday I spent ages with Micro Splitters and Super Pads but ended up going over it all again with Dry Fusion. What else can I try? I've never used Rotowash or similar, any advice? I suppose it would be easy to say that the carpets are beyond cleaning but if I didn't do it somebody else would and while the client continues to pay I want to do the best job I can.

I clean a few commercial carpets that sound alot like you describe.
I have up until recently used HWE and heavy duty micro splitters which performed very well. I have recently set up a maintenance programme using charlie pads and HD number 2, This method not only halved the time it took but gave results comparible to HWE, I just made sure to change pads frequently on the really dirty areas and thoroughly rinse the soiling from the pads on each change. To ensure wicking is kept to a minimum go over the cleaned areas with a near dry cotton bonnet.

Sometimes all you can do is clean it to the customers satisfaction and stop worrying. Sound like carpet is the wrong choice for the location and therefore apart from cleaning it everyday it will never look like new. So collect your cheque, smile, make sure the customer knows your the best and they'll ring you in 2 months.

I had a similar job several months ago. HWE and bonnet did not give acceptable result so I went back the following day with my Rotowash. Using a microsplitter with a fresh water rinse via the Rotowash the results were greatly improved. The client was delighted, and so was I.
