Hi, I am after some advice.
I have done quite a few builders cleans and always seem to price them wrong.
I have been invited to put a price in for doing a builders clean on 31 properties that are currently being built.
There is 15 2 bed flats (2 bedrooms,kitchen,longe/diner,bathroom.
There are 6 houses with 2 bed,bathroom,lounge diner,kitchen,downstairs toilet at 2 storey height
There are 3 houses at 3 beds,bathroom kitchen,lounge/diner/on suite bthroom these are 3 storey high
Then 7 houses with three bed as above (3 storey) but with toiletroom downstairs and an extra room downstairs.
Windows on 15 flats = 90 but split into 4 panes
Windows on houses at 2 and 3 storey = 150 approx but split into 4 panes.
Come on you experienced guys please give me some help in pricing this.
I was thinking around £11,000 taking about 20 days for 3 people
I would appreciate any help.
P.S Do any of you charge day rate?

I wouldn`t do that on a day rate,where`s your profit going to be if you do it like that.Also is the work going to be ongoing for you.

Hi guys thanks for your reply,s they are appreciated.
No the contract is for all windows in/out plus surrounds (They are a mess)
Then all the contract cleaning
Cleaning floors, bathrooms, kitchens+cupboards in/out,skirtings andall fixtures and fittings.
Basically a full clean so people can move straight in after we have done.
I have done a fair few builders cleans but on my last one we did a 20 bed care home wilth all on suite charged £3750 for the full clean we still made good money but found out the next quote to us was for £7500.
Hope this helps in giving me a little guidence on price.
The windows are a mess both in/out but the buildings internally are not to bad.
They also want quotes for four other projects if this goes well so they are dangling the carrott.

Hi Robbie,
Really need to see the building and conditions. Can you post some pictures?
I think you are already aware of the complications builders cleans bring to the table so I won't bore you with that. However, your pricing methods need to be based per pane and not per building on large scale operations.
Look at the window size, work out how long it will take to do your builders clean, count the number of windows the same size and multiply accordingly, do the same for each size window.
Then allow for the "unknown" factor = normally 10%, build into your pricing the "re-clean" factor and you should head towards your price. Don't forget to compensate for payment terms, with building comapnies 30 days is normally 45/60 historically!
To give you some idea we cleaned the DLO offices in Wallop about 6 years ago, they had 7400 windows in total and we charged them £39k + VAT (average £5 per window). This took 8 men 8 weeks to complete with an average cleaning rate of 3 windows per hour. Will dig out some photos of the building so you can see what we did.

I dont know who you are quoting for, but nearly all builders quote I have done in the past including the cleaning normally have three quotes. A builders, then a re-clean after all the snagging has been done and then a final the day they move in

11K would be good price, not brill, but good. We do this work & dependent on condition & survey they would be 10k plus. That is for full 3 cleans windows & internals.

Trevor I have tried to upload photos before but with little joy but will try again.
The site forman only wants one clean which I found funny because we normall do a builders clean then a sparkle clean before hand over.
Going to see him tomorrow so will let you know how i get on.
I do find this part of my business hard to work out and never seem to get it right.
Normal jobs I can price easily and do very well but builders cleans are a nighmare for me.
But anyway I do appreciate coming on here and have always had willing constructive answers so thank you all very much.
