G'day lads, i am looking at putting together a maintenence plan for some care homes, maybe a standing order paid monthly for 2 or 3 cleans a year..
What things do you put in them to make it sound more tempting?

You need to include things like:
Free call out within 24 hours
Whole areas cleaned annually
High traffic areas clean 6 monthly.
Odour and urine neutralisers as standard
However, beware they tend to be as tight as ducks arses!

This kind of work is not something you can depend on for regular income, in fact, you will be fortunate to get ANY work in this sector, never mind a maintenance plan.
Flooring can be written off, over a period of time and it's beneficial, tax wise, to simply replace, rather than repair / maintain, however, if there are other tangible benefits, which you can show, for instance, regulation of air quality / safe working environment / accidental soiling control, etc, you could make a case, BUT as already mentioned, tight budgets will result in, acceptance of the lowest tender.
There are always exceptions and you might be lucky enough to find one.

Ta, i did one over the weekend off the back of a flyer. The lady mentioned the charity that runs it had several houses like this. . Just need to put some figures together :P

My commercial background is pretty extensive, but I've never come across that peculiar use of the English language.
Yes you will sometimes get the the business, provided it comes within the allocated budget, which the manager rarely controls.
I get the odd one, but would regard it a waste of time and expense, marketing to that sector.
