Title: Property in Leeds

Was talking to a property investment company today who where promoting a development in the Leeds/Bradford area. Sale prices of the apartments where around £110k with a potential rental income of £475 per month. They say its very easy to get tenents.

Not knowing this area are they accurate or full of you know what. Im only compareing by the market over here and you couldnt buy anything for £110k. A council house is £170k.

They also said the Leeds city economy is on the up and up and so with time this will have a tide effect on house prices further afield with in the greater Leeds area.

sounds a bit iffy advertise in the local paper , apartment to let in same area
and see what response u get . ficticious of course

Just ring a few letting agents in the area telling them you want to invest in the local market and what can you expect. £475 for a 110 grand flat sounds a bit much too me. In Newcastle you would only get an ex council property for that. A flat with that much rental potential would be around 180-220.

I live in leeds and it is true leeds is on the up, but they are developing, lets say the less desirable areas on the outskirts of the city. we live in north Leeds which is the most the expensive to buy property in,  you would struggle to buy a garage for that money here. to give you an indication, a council hose in north leeds sells for around the £200 k.
Why not get the address and do a search on other propertys in that area and also look at the rental income.

hi

I am from leeds although I have moved out to brighouse as houses are too expensive in Leeds for us.

The Leeds / Bradford area is a lttle broad to give any indication as to whether or not this is a good deal or not.

Leeds has a couple of popular universities which attract students to the Kirkstall / Headingley / Woodhouse Moor areas.

The financial industry is also fast growing in Leeds.  Posh office blocks are arising every time you go into the city centre.  I believe Leeds is the fast growing financial district second to London.

There have been a lot of apartment buildings being developed in the city centre and these attract the corporates but you are talking mega money to buy and rent.  You wouldn't attract these kind of clients but there are a lot of people I know who can't afford to get on the housing market and would gladly pay £400-450 per month - but a couple of miles in Leeds can make all the difference to Location, Location, Location.


It's a good idea to contact letting agents in the area but you could also do some online research - look at www.rightmove.co.uk and this will give you an idea of selling and rental values.

My mum has had 9 apartmants, fully refurbed to a high standard on the market since last july, from 110-135, so far she has sold one, the agents are struggling, cant even let them out, these are in a good city centre location.
