Having been doing builders cleans for 15 years each builder has different standards of what they class as a builders clean. When pricing up take into account windows as they take the most time to do I did one recently that took two men 4 hours each ! on a five bed large house . It will take you approx 2 days 2 men depending on how the house is left by the other contractors. There is a lot more to a builders clean than meets the eye !

eltel,

Fill in your profile, signature etc, so we know a bit more about you and also let me know your email. I know folk are a bit wary about having their email addresses "harvested" onto mailing lists, so disguise it if you wish. Xdavie@Xhotmail.Xcom_ButTakeOutTheXs type of thing.

I've got 5 documents regarding builders cleans, and the problems you'll encounter with glass, which I can send as attachments but won't fit in the PM space.

Depends on how long, how dirty, what equipment is to be involved.Weve done a lot of builders cleans and most are a right pain.Ha Ha.Theres nothing worse than having to get stickers off baked on concrete then you have to worry about scratching the glass and i dont know of any insurance company who will insure for this breaking it is ok but scratch it you could end up with a hefty bill and not a lot of work. The biggest clean weve done took 2 days and had to have the cladding cleaned windows, and was 54 feet tall and cost £1600.Also if your doing work for builders you may need a cis certificate from the inland revenue.Be carefull because if they do the deductions before they pay you you will need to inform the inland revenue. So good luck and happy cleaning.

good morning, this is rather interesting as i am in the final stages of negotiating a builders clean contract to work with a number of developers.

i think if you look at it, any cleaning can be considered hard work. and therefore if hard work is a worry then i may suggest a career move.

Yes, you are quite correct that some of the properties can be left in a bit of a state.  The important thing is to make sure that the spec. for the work is agreed, then anything outside of that is extra.

Also it is dependant upon whether you are in the site for duration, i.e builders clean, re-clean and sparkle.

And also the relationship that you have with the developer.

regarding window scrathing, just put a caveat in your t's and c's excluding any liability for glass scratches, client signs then you are covered.

i know people that have been doing builders cleans for a long time, and general opinion is one person can clean a property per day, and yes obviously size dependant, therefore that is considered average.

any replies or thoughts would be great

regards

martin

Just for the record, if your builders clean is for large premises such as warehouse, check out www.sweepnscrub.co.uk we can hire sweepers or scrubber-driers, and can save hundreds, sometimes thousands on wasted time.
I once chanced upon three men who were sweeping by hand a warehouse, and after chatting for five minutes they told me that they had been there for three weeks, and every morning, on their return, the dust was back on the floor. After one day with a scrubber-drier the job was finished.

I've sent off to all those who have requested, but they're articles all about problems incurred in getting different materials off glass and how window cleaners get the blame because they're the last folk at the glass, and when it's cleaned that's when the marks show up.

The original post should probably have been over on the window cleaning board, but if anyone here needs that information - on window cleaners' builders cleans, I'll be happy to oblige.
