Been reading this forum for a while without posting and although some relevant issues have come up I was wondering whether anyone else here cleans the communal areas of residential blocks of flats. We specialise in this on behalf of managing agents.
Started in London eighteen months ago and now (as many competitors let my clients down and we have several usp's) have sites from East Anglia to Hampshire and now supply onsite staff (porters/onsite cleaners) as well.
Be nice to hear if anyone else does this as have not seen it referred to before.

I cary out this work for some housing associations and private management companies.

We have about 40 contracts with diiferent property management companies , however we find them troublesome at times. Residents are always wanting us to spend a longer period of time than they are willing to pay for. They always want things done which are outwith our contract . we have started aiming towards the annual carpet cleaning of the developments for an easier life .

you'll be absolutely amazed at the amount of service charge that these property owners and occupiers are paying.
yes insurance and electric has gone up, but wow what a business to be in.
and then the company tries to beat you down on the price.
then when you turn up to deliver the service, the property owners, expect you to be there with a team of cleaners 5 days a week.
i dont know who gets the worst deal in this case
the property owner
or the service provider.
BUT it can be very good business thank you very much.

we do this kind of cleaning, we quote a price and what is to be covered before starting job, however the management committe always seem to come up with little extras they have forgotten to include, like sweep and wash porch, dust off post boxes, move rubbish from hallways before cleaning etc etc, we then have to go back and give a new quote, because job much to their amazement takes half as long again. hey ho all in a days work.
