Title: Letting Agent issues
Post by: The Great One on August 13, 2006, 05:59:55 pm
Hi

I do a lot of LA's carpets and it can be tough, with some of the worst carpets socirety has to offer.

I think I am about to lose a client (LA) as they are finding the slightest fault with the cleaning .

We are spending over 12 hours cleaning + carpets (not all) and they want to pay about £150 max? We are doing what we can with budget and time constraints but at some point we have to stop to make it profitable. Of course they are finding little things.

We can all go into any property and find things wrong, that is the nature of the business. I could easily spend another 12 hours cleaning and still find things wrong if I look deep enough.

Anyone had any similar issues?

(Rant over)

Martin,

We do  alot of EOT cleans. Don't they give you a check out report to work to?

Hi

Yes of course but ' a light clean' or 'wipe over surfaces' etc

I have been doing this a while and this is/was a fairly new client, their work orders are ' Full EOT clean'.

The scope of that is huge and their prices are tight and although I can ask for more money on the job it gets embarrassing to keep asking for extra cash all the time.

I will probably be losing them tomorrow anyway ( keep you posted) but it is annoying and can be a large part of income when you do lose a client.

Thing is they are always going to have this issue no matter who they use, you or I can go into any property cleaned and find things...

Couldn't you suggest giving them a price for each property then it's a set price.

Personally i pick and choose the agents i work for as i've had similar problems in the past .

The indirect answer to this is to have more clients. Tough I know as it is for all, but the truth is that if you had more clients, you probably wouldn’t  give these a second thought.

There is work and there is work. I know all about the trappings when one client is a major part of your income (been there and still am in some ways), its like a rock and a hard place but its the only way.

Hi

The problem with having lots of LA's as clients is that it becomes very difficult to service them as 5 jobs can come in at one time and you end up letting people down, staff can be an answer but then when things tail off as it does with lettings then what?

Time for a diffeerent direction I think...

The vast majority of letting agents are wa****s.
I have had dealings with them in my cleaning business, and
my property business.

They promise you the earth and give you bugger all.
