Hi to you all.
Here is my problem
"I have come across a round (40 house's) for scale in my area BUT it has only been est for 4 months. Is this even worth thinking about?????

Yes.
At no more than 1x clean value. Also if the prices are OK for you.
Just my opinion.

well thats the thing the prices are only £7-£12 and mine are no less then £10 as a rule i havn't got alot of info at mo but wanted to put the testers out there.

Have a look at the work and see if you want it. if you do then 1 x value max.. if you dont then you have lost nothing.

I think the guy selling it is actually a member on this forum. He's been offered a new job or something which is to good to turn down which is why he is selling.

Hi Russ.
The prices could be a stumbling block for me as well as I have a £10 minimum on new work. I live local to the seller and we have had discussion on the phone (not about the round selling) and he seems genuine enough. He did ask me to quote for an extra job on one of his houses that he couldn't get to (I have WFP) but when I looked, I decided that I wouldn't be able to do it either - so I believe that the work is genuine as I visited one of the jobs. Speaking generally now, it's usually a good idea to visit the jobs to see if they are suitable.

its my last round that is for sale people - just so you all know
ive chatted to Russ today and we are going out on sunday. many thanks to all that posted on here for information on round selling and on me personally.
i think your advice to Russ to check over the round is sound - especially after talking to him and hearing his previous experiances of round selling!
i didnt formally list the round for sale on here as i knew some wouldnt want the houses sub £10
