This is the result of using an opened 3 month out of date drum of hypo at -2 degrees just thought ide share these pictures as many say that below 10 degrees hypo doesn’t work , job took a total time of 3 hours (http://www.cleanitup.co.uk/smf/1518716064_7B0EA46B-6EC1-4C7C-BCCF-08DFC1064FCC.jpeg)(http://www.cleanitup.co.uk/smf/1518716072_47DFEDF7-8909-476C-86A1-E65892765E4C.jpeg)(http://www.cleanitup.co.uk/smf/1518716102_6BA89E1E-5746-4F22-A5B2-1D1C25881CE8.jpeg)(http://www.cleanitup.co.uk/smf/1518716169_5D2EBB8D-CF58-4B6E-BEFD-3F6AB1D5D20B.jpeg)(http://www.cleanitup.co.uk/smf/1518716156_DAD9F951-3E8F-4106-A0EC-ED34AA3AEA41.jpeg)

Yes 👍

so how much did you charge for the softwashing job?did you just use hot wfp and bleach then?i reckon id charge around £180....
the thing is you dont always know if you ll get the dirt off until you start the job...
how did you apply the bleach?backpack?
cheers mate...

Here's a site that you might want to look at. I have used their chemicals, but I haven't picked it for any other reason other than it's very comprehensive and the demo vids are quite good.

Gardiners back pack with hot hypo mix , light scrub with hot wfp, we do a lot like this so I knew it would come up ok price £300

Yes thanks for that it’s intresting but I think there prices are crazy to do that job cost £10 in hypo and addertives Benz would cost considerably more and don’t think the results would be any better ? Do you use Benz have you found it better than ordinary hypo and if so how is it different? Ime genuinely intrested and don’t mind paying for quality stuff but it’s 5x the price , doesn’t seam worth it to me

Bulk standard bleach? What mix would that be?

Excellent job!
I use a 3% hypo mixture for similar jobs, sometimes a bit more.
Hypo does ‘go off’ but that doesn’t mean it losing its cleaning power, it’s still an effective cleaner no matter how old it is. It’s just useless for swimming pools once it’s off.

I have excellent results with bio powder.

i very much doubt that bio powder would get the render staining off marc.....

Farm supplies shop sodium hyperchlorite 10% strength in 20-25 ltr drum around £12 dilute it 4 or 5 parts water to 1 part hypo add a surficant of your choice to keep it on the surface of the substrate I’ve not used Benz stuff it’s supost to be good but I find we get very good results with the farm hypo which is 5 x cheaper in my opinion it’s not worth the extra cost as in all the years we have been soft washing never had a job that we couldn’t do with our own mix , I have seen jobs that ones have done with Benz products and the finished result is no different to what we do , it’s probebly useful for ones starting up or ones worried about mixing there own but they will pay through the nose for it , Benz site and videos are useful for information but do look a bit unprofessional in some areas

Yes you are right I did try a job with bio powder didn’t touch it that red algy is difficult stuf to remove , green, black are easily remover but the red is far harder and slower to remove we do dozens of jobs like this each year as it’s very common down hear something to do with the very clean air so I’ve been told

Exactly bit of knowledge on how to mix it and how to use it successfully and safely each year we are doing more and more this job I have put pictures up of the owner of the place has put pictures up on face book and my phone hasn’t stoped ringing some expect you to do it for peanuts but already got 6 confirmed jobs some of which are 4 and 5 bed detached houses so you can see that’s a nice little earner and they are several times the cost of this mid terrace job 😂😂😂😂

Doesn't the hypo mix cause any problems if it hits window frames, etc?

No in fact it brings them up well ,you do have to be more careful with painted wood if it’s flaking as it will take it off
-
If you leave the hypo on frames/soffits etc for too long it can leave marks.

Never had a problem with it leaving any marks and we have done several hundred over the years

Have you never found with older oxidised upvc that hypo can turn it pink or leave dirty yellow looking runs. I've seen small patches which is why I bring it up to any asking incase they leave it too long or go too strong.

Hypo will have that effect on new UPVC if the mix is to strong we did a few and had that happen in the early days but within 24 hours it returned to white , we have experimented with different mixes over the years and now never have it happen , in fact hypo will dramatically improve the look of older plastic especially on downpipes where the plastic has been cut and you cannot remove the staining Evan with restoration products as the edges are rough but hypo will usually return it to an acceptable standard , there is no hard and fast rule with it I have been using it for around 10 years for this and am still learning and happy to learn from others experience but there is a lot of miths about what it will and won’t do and how to use it some seam to treat it almost like a black art

One of my customers is a chemist and I have had long discussions with him about this he said providing it is diluted correctly for the item it’s being used on it’s a good multi surface cleaner / steriliser , I have used it on aluminium cladding and it does cause corrosion on raw edges also it does damage the fittings on the hose lines rectus 21 fittings it turned them green and damages the ball bearings in the collar , as I said in another post Ime still learning and different products need to be treated with different strengths start off weak mix and increase in strength
This will probebly be very contraversial but we regularly use it on conservatory roofs with self cleaning glass with excellent results never had a single problem but others have done this with virosol and had major issues: we now regularly use it on conservatory cleans as it will kill green algy in places that you cannot get to with the brush or cloth and the plastic ribs on the roof always look far whiter afterwards

Okay. So when you use it on glass how much agitation is required or does it just blitz and dissolve algae in glass?
Also, is it okay to put it through the same pressure washer that I use for my flat surface cleaner. It’s a machine supplied by Spinaclean.

I spray it on and clean the same as if it were virosol light scrub rinse job done , don’t put it through the pump on a pressure washer : we use a Gardiner back pack sprayer it will void the warranty but I have found after using hypo in it just flush it through and it’s fine I usualy get at least 2 years use out of them and one job pays for it so every job after that it’s pure profit
-
Thanks.
-
I was told years ago not to put anything through pw pump as it reduces the life of the seals and then there's hypo which will just ruin all your fittings on the pw setup. You can use a load of other things to apply hypo with the backpack being the cheapest then it's an X-jet at around £180 and from there it just gets dearer.
I use hypo and I'm not scare mongering but some of these older upvc fascias etc you need to watch the strength and dwell time and obviously watching out for plants as well. Say goodbye to any daffodils!

What nozzle/lance setup d'you have with the Gardiners backpack?
-
x jets from the USA are cheaper than that, but you can use a chemical injector but not through the pump i fit therm on the end of the lance just behind the nozzle
i also have a great range of long shooter nozzles - low pressure nozzles i got from the USA - much more choice and 1/4 of UK prices

I use a Gardiners clx 27 with a nozzle of Ben Marriot at Rutland pumps works a treat it’s a course spray so dramatically reduces overspray (http://www.cleanitup.co.uk/smf/1519072767_CFA9AB99-70AB-4FE6-89B4-310FC31F2E62.jpeg)(http://www.cleanitup.co.uk/smf/1519072748_49033B11-739D-4219-87DC-0690B85EABE4.jpeg)

Think the dark art with this game is finding the right parts that work well but don't cost a small fortune. Think these have came down in price but they weren't put together very well and just spun round, hence the screw.

That’s the Benz one isn’t it ? Ben at Rutland pumps does them cheaper and better quality give him a rind service is exelent and next day delivery rather than shipping from Ireland

Zoom in on the packaging, think there about £20 cheaper now. They actually sent me a replacement on a next day and the same thing happened so just stuck a screw in them.
The adhesive was crap and wasn't setting so they just came apart.
