We have been asked to clean a very manky 1 bed flat, covered in sicky stuff, cobwebs from decades ago, and a a bathroom and kitchen that would turn your stomach.
There is no carpets or curtains, or funiture for that matter, just usual kitchen walk in pantry x2 and sink are and cupboards that have seen much better days.
do you think 2 cleaners for 2 full days to do the basic clean and then sparkle clean (flat is being sold) would be adequate time?
The solictior is paying the cleaning invoice, so the customer isn't too worried about the price, but i'm thinking of almost £500 as it's that bad. I don't want to sound like i'm over charging but have done 5 bed houses that were cleaner and so cheaper. and they only took 1 day.
will the solicitor laugh at me?
Thanks

i think thats pretty fair. if he laughs then he gets someone cheaper and not such a good job ;)

I agree with Ali, the solicitor can hardly say anything about your charges when they are charging nearly £200 per hour. He isn't paying anyway, and after you have finished the house will be saleable or rentable again. While its in the state its in its not earning any money.
-
its totally gross. spiders have been nesting in some spaces, it just made me heave ;D yuck
would you guys do it for any less?
-
id stay in their cleaning for a week lisa for £500, they wont pay that much surley.
Cheers Tez

i would have no problem charging that if that disgusting and they should be pleased if you can turn it round quickly as everyone wants to either get property sold or leased as quick as possible these days. :D
-
i wouldnt have aproblem in charging 500 quid but would i get paid of the soliciter
cheers Tez

belive me, it is truely revolting. the skirtings are thick with black grime and webs, the walls, ceiling and well everywhere has webs on it, and not little ones either.
It's the kitchen and bathroom that are the worst, really badly limescaled greased and stained.
The floors will need a scrub, the carpets have been thrown out, and the bare wooden floor is showing.
also the interior windows and frames are to be cleaned.

sounds like my local pub ;D but the ales ok
cheers Tez

Hi Lisa
I did a job recently for Corals the bookmakers on a Maisonette above one of there shops,It was bad but not as bad as you are saying and i quoted £480.00.They didn't question the price and paid up straight away so your price sounds good to me!
Regards Rob.

Hi Lisa
If your in an affuent part of the country £500 is OK, but not in poorer areas we could never get £15.60 per cleaner hour here in Newcastle. If you get it then well done.
Regards Mal

The flat is in a rural village in shropshire, just outside of shrewsbury.
The situation is, the lady who lived there died last october, her neice (who lives in llanelli, and travelling back n to) has been sorting it out, and apparently a solicitor is paying for the cleaning, not sure if hes paying for other things to help the family.
I did tell her it would need around 2 days of work with 2 of us, and that it would be quite expensive, but she was ok, just said the solicitor would send me a chq.
-
i suspect that the solicitor is going to buy the property !! sounds about right . ::)
-
I'd strongly advise you to give her a price before you start then there's no arguments later
-
And get everything signed off when you have completed the job!!!!! make sure they have seen it and are satisfied! god luck lisa, price sounds about right, ;D

Hi
I'm just about to draft her a letter and full quote. She already has a copy of my insurance etc.
I'll type up the findings of the survey (don't know where to start, it's all filthy dirty),and say the tasks will will endevour to complete in each area. This will sound better than " thats 500 smackers please"
Should i put on the quote the different parts of the clean, for example day 1 main clean and clearaway any left over rubbish £xxx Day 2 complete main clean and complete sparkle clean £xxx, or just as one price?
-
One price, otherwise they will start to mix and match and you have given yourself a timeline to keep to.
-
yes just give them the one price for the job ;D

Ok, thaks for your help, don't really want to do the job (can you tell?) but it's all good experience ;D
might aswell go about it all the right way.

Hi
For God's sake take before & after pictures so if it comes to it you can prove exactly what has been done.

I have already taken some piccys, they are on our phones If we get the job (which is looking likely, cos no one else wants it),we will take some propper digital piccys so i can print them of the before and after, will be good for our website too ;D
anyone got a copy of the signing off sheet?

Don't know why your're worried about charging 500 quid. We've done some of these and the bills were nearer 3k. These were extreme with human remains, human and animal wastes etc. If it was a fire job which would entail probably the same level of cleaning as you mention it would be around £800-900.
Don't be afraid of charging high prices, they wouldn't do it and are usually quite happy to pay you to have it done and out the way.

My sister and me are in a similar situation to your potential client except i'm living in the house until its sold.
It sounds like any costs will come from the dead woman's estate and the estate will have money once the house is sold or the belongings sorted.
I reckon to your client the cost would be pretty irrelevant in these circumstances and can't proceed until they find someone to do the job.
The alternative to a solicitor is probably the yellow pages and how much would a large company charge?
When someone dies there is too much to get sorted to worry about the cheapest price. Sell to them a worry free end result to their satisfaction and the job is yours.

ps solicitors live in a glass bubble and s/he won't be fazed at your charges. Look at him as a subcontractor taking his cut.
