Title: Run Marks on Brand New UPVC Windows
Post by: Cookie on February 25, 2017, 07:06:24 am
I did a first clean of a new build yesterday and on the bottom section of the window frame are black run marks (see photo). This is the case for all of the windows. I'm guessing the window seals are bleeding. Has anyone else had experience of this?

Is this because the seals are new or because they are simply poor quality? I'm guessing I can remove these marks with Astonish paste or something but I expect they'll just come back ....

I would be surprised if that was anything to do with the seals especially if they're new windows, cant be sure but I would say
they may have been stored outside for a while before being used and the run marks have come off the plastic covering protecting the glass.

I hadn't thought of that - I think you're spot on! Thanks.

More often than not it's just light staining from runoff of dirt/dust. Normally a quick wipe over with a damp magic sponge will get it off.

It's probably from the builders cleaners using too harsh chemicals with have irritated the rubber.
They may have used a cement remover or silicone remover and not washed it off fully so it's been slowly eating away at the rubber.
Should be ok after a couple of cleans, just rinse well.

Anything like that black staining is coming from the seals,I've found over the last 10 years or so Windows are getting worse as far as quality goes I've come across a lot of these that leave this kind of problem after a short time. Unless you pay silly money for Windows these days there all much the same as far as quality goes.

I advise all my custys who are looking into getting new windows to get brown upvc instead of white . They look a lot better, are easier to clean and they seem to last a lot longer too.
When I replace all my windows, il be getting brown ones

Roughly 80% of my work (250+ Houses is made up of new builds like this) and I'm afraid it's bleeds from the rubbish seals fitted on 'em. A quick wipe with Viro-Sol or similar will get rid of it but in my experience seems to return after 2 / 3 yrs. After about 6 years the frames go a little grey so I offer a 'Frame regeneration service' to the fussy ones for 4 x the usual window cleaning price. In my very limited experience, pure on it's own won't remove these marks.

Yep iv converted 34 custys so far to go from white to brown. You know what they say - once you try black you never go back -

They're much better imo , how much easier are the first cleans and maintenance cleans? Any run marks from seals? Do they turn grey in the first couple of years of having them?  How much less noticeable are the marks left on front doors from shoe marks compared to white upvc?
You get the picture 😎

After time the colour fades and the thin layer of brown plastic can chip and scratches quite easily showing the white plastic underneath it. But I guess you don't see the dirt & staining that much. lol

Iv found the brown one's are better to clean. They may be better quality now but a few years ago they used to have a lot of problems with doors warping as the dark colour used to attract the sun more.
