Hi All
An existing customer has asked me to refurbish an oak floor for them. It is in and old school building and is made up of 2" wide planks/strips.
The floor is in generally very good condition but the room is used a lot- line dancing, tea room, actors rehearsals you name it. The main area is very faded and dry.
I was thinking of sanding the whole area using a very fine graded paper on a rented machine so as not to take too much surface away but achieve a standard surface before applying any restorative product.
It is 70 sq meters and I guess my questions are
1. Is it ok in your view to sand the whole area
2. What can I apply to the sanded surface which will protect it from heavy use? The edges look lovely.

I don't know a great deal about this but, I have seen lots of floors as you have described.
I think just general wear has taken the varnish or polish off in the areas most used
If I was going at it I would pretty much go as you have described but am sure you could get a floor stripper( seek advise first ) to remove most of the top surface. If this works then only a light sanding may be required, or none at all.
Just my opinion but others may have actually done this kind of work.

I would leave it to an expert who has experience with wood floors if it were me

Why arse about with work you know nothing at all about? Is an old oak floor in an old school building really the job to experiment on?

It's not always possible to give a complete answer without seeing the floor first hand, but generally you should sand it, oak is a hard wood and as used in a school should be thick enough to take a good sanding use good quality sanders and if the pitting/damage is light start with a reasonable fine grade.
To finish use a quality product and use lambs wool applicators or pads
These jobs take a lot of time if you want a really pukka finish - so price well for time and materials, just remember wood needs to be treated with care, one slip could ruin days of work
