Hey Lads,
Any tips on problem top openers. Drives me mad when I go back to a job and you get the dreaded run down the glass. Any tips on eliminating this?

There are no quick fixes mate, the only way is to do all the top openers first then go back and do the glass underneath.
But even this is no guarantee as some can leak out water for hours after you leave.
To be honest sometimes its just better to trad the ground floor windows with this problem and wfp the tops as they are
less likely to be noticed.

If you have two openers on top with a large single pane beneath, try not to squirt water between the openers as you move your brush from one to the other as this seems to cause water to become trapped behind the middle of the openers and leak out after leaving marks down the pane beneath.

I have quite a few on my round but to be honest they never cause me a problem.
First clean you have to just rinse and rinse and rinse all the dirt out of the frames and in particular the middle channel.
Then as Sean says leave the top panes to drip out, and then clean the lower pane.
After that I just make sure to not put too much water above the top openers and they come out fine.
If it's two top openers and a big pane underneath, then I make sure to avoid putting water in the middle channel between the two openers, as 9 times out of 10 this is what causes run downs.

This is when having the tap at the brush head or no tap at all is a let down. I never have the water on above the top openers, if the seal is dodgy it can run inside the frame down onto the panes underneath. Clean with damp or dry brush only. Turn on the water when cleaning on the face of the frame and glass avoiding the frame between the openers if there is one. Sometimes you have to do all the top openers first and come back for the underneath panes.

Trad the top openers and wipe the top half of the frame with a cloth wfp the glass and frame below

Some openers will just leak no matter what you do. I have a commercial job where iv scrubbed the vents silly, sprayed chemical in there and gave them an extra long rinse and the dreaded spotted runs still persist.
Now around the vents are clean I just turn the water off and dry brush around the vent, then switch the water back on and clean either side of the vent to avoid water getting in.
Luckily this is very quick and easy to do with the aquatap.

Chris I have a pole with a Fixi clamp attached, to this I clamp a damp microfiber wrapped around a sponge.
I take this out of my van first and quickly run it along the frame above the vent cleaning both it and the vent.
Takes about a minute to do every window in an average property.
This saves me risking vent leakage or water running down the middle between openers, plus I don't get any crud or spiders webs
on my brush.
I found rubbing the dry brush along the vent didn't really remove the dirt.
