Title: sealing terracotta in as few coats as possible

Got to quote on a terracotta floor tomorrow am. Our experience so far is that it keeps drinking sealer up for as many coats as you want to throw at it. I think we did about 8 coats on the last one - 6 of sealers choice gold and 2 of mirra matte.

Ideally we want a non-enhancing impregnator, but one that will seal to the point of water beading, and negligible darkening when wetted, in 1 coat (I know that's daft, but I did say "ideally") - or as few as possible.

Ideas?

Apply one coat of Miracle 511 Seal & Enhance then allow it to cure for 48-72 Hours then apply 2 x coats of Mira Matte
