Comments: The round we sell is commercial only and is a mixture of shops, restaurants, pubs , offices , surgeries , hotels and more. The round is compact and all jobs are within just two miles radius in central London. We've been established for over 12 years and we are selling the round due to a large industrial /national contract. All clients are very important to us as we’ve built this business from scratch so we'd like to sell it to the right person/company which would take the right care of them. This round takes between 3-4 days to complete with two people working and it's cleaned using traditional and water fed pole methods. Most clients are on a contract so the round its well secured. Collection takes place once a month and is mainly by email (invoice by email ) but there is a small number of some clients paying cash on invoice so some personal collections are necessary . All clients are good payers, most transactions are through BACS , cheques or direct debit. This round gives a great opportunity to expand as it includes a good number of property companies, which often request extra work. We would assist new buyer with passing over transaction and all clients would be formally informed . Please note that we only accept serious buyers and total amount would have to be paid in full! Nice earner tho . 5500 in 3 to 4 days a month for 2 men . That's a good day rate . 1500 a day

Rent out at 20%, earns £13,200 p.a.

ROI 18.6%.

I know, sounds a good deal to me especialy that your in with clients where more work can occur, the risk factor being you may lose work by not being the company who is selling but its a risk that may be worth taking for someone!
 If only the mrs would let me remortgage the house  >:(

Pretty much a years turnover. Although with costs and paying someone else to help you're probably looking at about 18 months to earn the money back. Big outlay though. If I was closer to London I'd consider it!

It's £66,000 per year. Plus there's the extras. And its commercial so a lot of contracts. To be able to get straight on with that work, no canvassing, no driving all over the place trying work out best routes. No messers. No first cleans. The business has been established for 12 years. I think if someone has the funding then its definitely worth it.

I bought some work which was 10 times the monthly average. It would have taken a very long time time to get it up to the standard that it is up to now. The guy who ran it before us had it so finely tuned it was a no brainer. The work Mick is going on about is exactly the same its just that the ££'s are more but that means the rewards are more. Look long term I reckon.

Imagine having that and offering to someone as a franchise (as mentioned by Vin). Thats the pension sorted.

You could employ someone full time just on that work and still make some decent money! Long term investment for someone sounds great.

However 71k does sound a little optimistic unless the contracts are long term

Just checked the comparable annuity (e.g. on death same income goes to spouse, payment goes up with RPI, etc) you'd get from £71,000 - £1,318.  What utter joy that it's so close to 1/10 of the amount you could rent out the round for (£13,200 above).

And, as (I think) David St Ives once said, the contract just needs to specify that any work lost needs to be replaced.  Then the renter has an incentive to look after the customers and the round value doesn't diminish.

As with most business that envolves customers you are only ever buying goodwill,but with good contracts and well established customers it could be a good buy for some one.
How much would you be asking for if it was your work?
Your not going to pick up quality commercial window cleaning work for 3-4x the value.
A large commercial cleaning and window cleaning company sold were I live a few years back for millions( and I do mean millions)take away a few assets and staff and all they bought was contracts,but it still sold and is being worked now.
One thing with work in London is running costs and travel time parking meters and congestion charge will cost a bit each day.

Yes, if i had 71k spare and i had a guarantee on the work then id snap it up as would many i guess. Think how much extra work you could gain from those contracts if you push it! Even without pushing for more work it will pay for itself in just over a year!

national contract and can no longer fit it in.
