Always found best way to price commercials was on time. Doing it by area can run away on price. Everyone should have a figure for man hour costs to cover costs and give you the wages/profit you require. Once you arrive at this figure price your commercial work by that figure by the amount of people and hours.
Can be hard to estimate time if you have not done many but becomes second nature after you get a few under your belt. Always over estimate to take into account any problems you may encounter.

The few schools I've done chewing gum hasn't been a problem. It's been blu tack

Blu tac can be a pain in the arse on school jobs, but a bit of Prochem Solvall usually releases it from the carpet and lets you scrape it up.

Yep Blu Tac really slows you down and it does not always show until you hasve cleaned the first and second layer of dirt I find classroom Carpets hold a tremendous amount of dirt water is black for ages  and usually they want job done for rock bottom price  Although it can still be a good earner but to do it well takes time. maybe I care two much
