Title: Note to drop for sold houses

I'm looking to pick up a few more properties in my catchment zone.

I like what mick Kent came up with about listing houses with 'sold' signs. I'm thinking of putting a simple note through the door if no-one available to speak to. How's this?

Hi, I am a local professional window cleaner and clean properties on this estate. As you have just moved into this property, would you like me to add you to my books for a regular window clean? We clean all glass/frames/sills and doors every clean.

We also offer full conservatory cleaning along with upvc gutter/fascia cleaning.

I have never had a call from 1 from leaving my business card at a sold house..
Best results is todo an old fashioned knock on the door when they have moved in within 2/3 weeks catching them off guard.  Works everytime.

+1 ive even kept an eye out for new owner even then got knock back >:(

could always wait until someone moves in and tell a little white lie....knock on the door and say
'' hi i used to clean this property a while ago for x amount of money would you like me to add it back onto the list''

Over here in Northern Ireland I use www.propertypal.com which allows me to search my areas drawing round them on a map allowing me to determine -

When some of my houses go on sale and are agreed/sold.

What other houses in the areas I work are up for sale.

What houses in my areas have sold in the last year.

What houses have just been let in the last year.

The information is well set out and once I have my search criteria I list it by house value and use this information for future specific house targeting and canvassing high value work in areas I already work.

For example I might see a house sold local to where I currently have work for 400k and by viewing the pictures on the site I can price the work and every time I am in the area I call until I get a response.

I have a list of about 50 houses selected this way which I target whenever I can and though it may not sound like a lot I picked up £70 of new monthly work close to my own work since Christmas.

Not sure if yous have a similar site for the mainland but it could be worth looking at.

I would go and knock the door if out,I would go back again and agin until I found the owner home,
A new owner is a hot lead,they can only say no,and they won't bite.

But if there a nice bit of totty may bite if you ask them nicely

Don't waste your time with notes.


Knock, they're new to the area and have no idea wether you clean just next door, everyone, or nobody for several miles.  But a good first personal contact will work wonders.

Just a little word of caution - if previous owner had a reliable window cleaner there is a chance a card was left for them, so you may look dodgy if caught out in a lie.

Thanks for all replies, good info there.

The point of dropping a note in was if there was no-one at the property to speak to, just thought a note would pre-empt my arrival on the doorstep. I'm actively noting sold houses now.

Does anyone know of any websites that show recently sold properties. I've looked at zoopla but only have up till dec 2013? Cheers
