Title: Builders cleans - fixed price/hourly rates

Those that do builders cleans how do you price the jobs?

Do you price based on fixed rates or do you charge by the hours on site?

I'm pricing for a large contract so want to price it right

Fixed price, usually distance, man hours, consumables and then my mark up.

It's for a housebuilder. There's 172 houses on site 1 and 151 on site 2.

I'm also ready to quote on a 166 bed hotel that's just been renovated.

You prob be best to price per house.    so for example £5,000 for all houses.

A friend of mine does builders cleans for a number of major house bashers
He prices on a m2 rate to the floor plan
I was talking to him last week regarding this subject and I must say when I see what he does them for its a hard business
He often relies on the variations to make it stack up
And when he gets called in to do single plots he loses money as the contractors will not guarantee continuity of works

He tried upping his rate but found he was losing work

Watch the payment terms as well some now are up to 90 days

Check the inquiry carefully ie the spec required and the number of cleans this is often determined by whether they are private or ha
Could be 3 or 4 visits
Builders clean
Secondary clean
Sparkle
Prior to move in

Danny, read the T&Cs very carefully as well.  I have recent experience of a few quotes for a national housebuilder.  As previous post says they wanted 4 visits.  They tend to come back to `negotiate` various discounts.  Also T&C's were full risk to us ie if we wiped a surface and found a scratch underneath they would try to make us liable.  Just be very careful with your pricing to take all this into account.
PS in the end we told them to `stick it` as we're not compromising our standards to give them a rock bottom rate plus they would have been a nightmare.

I do builders cleans.

It's good as you have a solid contract but it doesn't half come with its problems also. We do builders clean, prior to client home demo & then final clean prior to handover.

As above, you need to be so careful and have a very good eye - especially for paint splashes which are pretty much everywhere.

Another downside is clients for our builders only move in Monday, Thursday and Friday. It usually means you can end up having 3 or 4 people moving in in one day, meaning you need to get someone to help one day but can be off for 3 days in between as it's all pretty much time critical cleans.

You can't be spineless - we keep getting asked to re-clean something because for example the joiner has been in and made a right bloody mess after we've
Cleaned it.

We price ours on square meter/sq ft. We work with barratt, persimmon and Charles church.

Currently looking into doing other cleaning as the builders cleans are doing my head in. I've walked off new jobs because of the mess they have been left in!

hi there

I've been involved in builders cleans for a good number of years.

yes its hard, health and safety is crucial, and all the other paperwork they require, but generally we do well out of them.

your key is a god relationship with all the important people, site manager, sales staff, and the QS.

at the end of the day they are generally buying on price, until you have a good relationship with the decision makers.
