Looking at one tomorrow £60 a week electric on metre but waters not bargain,roller shutter door,

What has made you want a unit mate?? Don't you know anyone to rent there garage or similar??
Seems a lot of money to throw away a month unless you have plans to get really big.
Rates and water will cost you a bomb on top of your £240 a month.
I rent my neighbours garage for a free clean once a month(bargain) she lets me fill tank up with her water too, I also do the same with my garage which is dead handy as are both next to each other, I sell water to 1 cleaner for as much as he wants for £80 a month and another who only uses 200-400 litres a week buys the resin when it needs changing every 3/4 months. I know I have it easy but even still it would break my heart shedding out mega dough to rent a small lockup unit to work from.
I can understand the thought of keeping work and home separate but it does come at a price that I'm not willing to pay yet unless I really have too.

I know what your saying mate but i live in a victorian terrace so getting the water to the van is a nightmare.
My house is 70ft long from the back door.
So i have to carry 20 water barrels through the house everyday.
If i get a unit i can fill as and when i need without the carrying.
I can also park van or vans in there in the future.
I plan to get to 2 vans next year.
It is a lot of money but if im going to do it big its a small price.
The water is not on a metre and is included in my rent so only bill on top is electric.

Its comes off your tax bill anyway so does not cost you in real terms,

In that case get a unit asap.
You will do yourself an injury carrying 20 barrels 70 meters each day.
I never give it thought how hard it would be without a garage or access to a drive etc.

You've still got to earn it to begin with. The only help is you won't pay tax on that amount - the Landlord will.

Makes me strong but means i move them 2 or 3 times.
First i have to put them in the hallway.
Then outside the front door then straight into the van.bit of a ball ache but makes you strong but sometimes think to myself f*** this when i park my van up.

Im not sure tbh as i havent seen it but would expect 50 square metres minimum.
I know where itis and they are all modern.

I have 50 metres to go through the house luckily wooden floors but not good and only anygood if i get van outside the house.if i was to take it round the back of the house and down the alley i would need 200 metress long. of hose as the garden is long.

No it has water its a proper modern light industrial unit.
He says the water is included in the rent no water metre.

I'd snap that up then pay him via bacs n get invoice
I live in a flat so I been buying water for years at times make my own so I know your pain
Hoping to get a house with a garage that's your other option too

Why not install an outside tap to the front of the house?

Its fantastic very secure and alarmed.
Could fit 2 vans and lots of water in.
No contract to sign as he knows me (clean his windows.lol)
He also says he will throw electric and water into the price as he knows me.
Its a good deal 240 a month.
