I know i have said it before but it realy is simple and fully works with over 50 percent hit rate.
Find and make note of all sold houses on the roads you clean in or roads you are targeting and wait for new owners to move in. You can either clean it without there know which as silly as it sounds is what i have been doing lately as i tell the new owners i did the clean for the estate agent and assumed they wanted the service carried on which cuts out any problems with an existing wc etc or you can just knock when they move in and say" hi i notice you are new and just moved in, i clean many of your neighbours and im guessing you would like yours done too"! Or words to that effect.
If you go out tonight and find 50 sold houses i bet in 4-6 months 25 of them will be on your customer list as long as you follow them up within a few weeks of them moving in and sold board disapearing. I have had 160 odd in just over a year of targetting sold customers.
For me the sold boards are simply the best way to gain quality targeted houses/customers and there is nobody else to do it than yourself as at first it seems like a waste of time and pointless jotting all the sold boards because it takes a few months to get going waiting for new owners to move in but when they do move in it gets going realy quick and you realise it realy was worth doing it.
Another great reason to target sold houses is because noone esle will bother with them. If you hired a canvasser he would avoid knocking as waste of his time also when out casualy canvassing for yourself id bet money that you just skip the sold houses out as i used to do years ago.
Id love to hear some other peoples success rates from doing the boards as it seems im one of the only few who does it.

I go out with my mrs making notes of them and its funny how much she has got into it by looking out for the sold board to disapear on her way home from work or out and about doing her whatever crap she does lol, she rings me to tell me so i can get there quick to clinch the deal signing up a new customer to the round.
Itsa shame she hasnt got it in her to go and canvass for me too but cant have it all.

hows yer dad-in-law getting along with his new round?

He is doing realy well cheers for asking, my mum works it with him as well its quite funny having her ring me up now and then asking about window cleaning!.
he now wants more than 10 jobs a day as can do it in 3 hours but im not building that for them they can canvass/leaflet themselfs for that. Hopefully they continue to do well and dont give up in winter months lol.

Mick, I do a bit of running; I might - on my next easy run (Friday) - go out with a pen and paper and run around a few estates, decent ones, and write a list of houses down and target them.
I really like this idea.
-
I've been doing this for years and yes, it can have great results for very little work
-
Hey mick,
Ive just knocked the first house today that has taken its sold board down. Unfortunately the owners want to do it themselves but i look foward to getting alot of new work using this method!
By the way, i finally got my arse out canvassing tonight. I did two hours and got 1 new job. I like to aim for at least one job an hour but, owt is better than nowt
Cheers
George

I really like this idea Mick but it would cause a bit of a stir round my way.
When I moved into my house I saw a wc across the road and asked him to do mine but he refused saying it was someone else's house.
Sure enough the regular windie called round soon after now he does em.
That's the way a lot work up here.
I took one on the other day off another windie and I do feel a bit bad.
I was cleaning a bungalow while chatting to the custie.
A bloke comes over from the house across the road, turns out he's an ex custie of mine who's now moved in across the road and he wants me to do his house.
I was going to refuse because I knew it was taken, but the other guy tells him I'm the best wc on the street so now I feel like I can't say no.
But I feel a bit guilty. ???
-
Having said that it might be the house of the windy who while I was cleaning a pub the other day with my trusty SLX kindly took the time to pull up in his van and shout at me (in front of members of the public) to "Get on a ladder and do em right"
If so he can go and xxxx himself and coming after all his work ;D ;D

Go for it, after a few months they will start coming in all decent targetted houses.

well done George and you didn't even have to watch coronation street.Money for nothing!
I remember someone on here saying when you get a new custys put the money separate and at the end of the month buy yourself a new toy/gadget!
Im going to start doing this.
Im thinking of opening a new account and call it the Ferrari fund.

Some time ago I would go through the local paper and target houses for sale.
I would send them a specific offer through a letter. With the number of pictures you can work out a great price for a full house clean plus 'call out' if they got a viewing.
Using apps like 'Right Move' etc also make it so much easier.
Good call Mick, do you want to write it up for www.thehub360.com ?
-
The problem with the rightmove apps etc it doesnt show them all, and with being out there you get a feel for where they are and know the routes to follow to see when they drop down. Its a fun way of growing.
This morning i started a new list around blackheath with the upper houses to get a headstart on my next elite round. So far i have 13 sold and 22 for sale houses noted which will hopefully fall into my lap over the next few months.

hi. mick as a fellow millwall fan I will give that a go cheers mate. im in kent as well

Not this canvasser ... they are always worth knocking as sometimes you are catching the new householder in who has just moved in and hasn't taken the sign down yet. On the other side of the coin you are catching the person moving out, who maybe just moving down the road over the next week or so.
Sold boards are always worth a knock.

I`ve got a few removal companies who refer to me. If I get work I give them a Tenner on second clean.
Also a new estate being built in Glos has loads of work going. Picked up forty odd customers in two weeks.
Door knocking beats everything hands down. You know the result instantly instead of waiting for leaflets to do their thing.
