really please with these photos, as i havent done a patio like this before!
10years or more dirt,algae and moss on it and 95% has came up like new :o
if she was to want the patio sealing, wich would you reccomend for this patio.

I'd remove those black spots first and even repoint it before you offer her sealing.

Your after shots look like some of my before shots!
Defo re point and hypo it before offering to seal it.

how do you go about pricing up the repoint and is it a normal sand/cement mix..?

I'd swerve pointing and sealing - just book it in for next year

4:1:1, sand cement and lime is what I would use. With a splash of waterproofer in the mix.
U could either just do the bits that are missing but it will never match or price to rake out and repoint the lot. The customer will choose option1 75% of the time. If you did do option1 don't just spead some fresh on top of the crumble/dusty bit as that's just half a job and it won't last very long. do it properly And rake out bad bit properly before reporting ;)

Wow there is some funny comments on this forum.
This customer paid me £50 extra than I quoted because this patio was so dirty she forgot what the origonal colour was!
It's over 10years dirt and you comment on a few black spots (wich I tried 2/3 different cleaning methods on and still no better!
As for pointing I don't offer it, and the customer is away so haven't offered sealing anyway yet.

Where are you based and where's your website?
All the answers are on this forum, it's been a hot topic for years. Why not use the search feature using 'hypo' as the keyword.

How much did you quote?£50 extra is a bonus. id probably only charge £100 on that 1 hours work in and out.

I don't seal, point and rarely use bleachbut somehow manage to scratch a living. I can't say customers notice the odd lichen spot but as a professional cleaner you need to know how to should you be pulled.

Don't worry about it then. You did a job , got paid and got a tip. They are happy and so are you. Use the photos, book them inb for next year with a 10% discount. Get on with the next one ::)roll

Yeah I know but like I always say, everytime people put photos on here someone always picks faults. I know what you mean in a few areas there is little marks but think about 10+ years of dirty! For £100 that was a bargain

But if she does want it sealing would you seal over those blackspots if you hadn't of discovered Hypo last night? ;D
Next question... Will you seal it without touching up the pointing?
And lastly which 3 methods did you try removing the spots with?

Now don't take this the wrong way, photos look good, and the general clean is good, but there are still lichen spots, which is what if you get rid of them will make you stand out from the rest of the crowd. Very easy to remove with hypo. Re the sealing, you cannot seal the paving with bits of pointing missing easy as that.
Don't mean to be hard on you but this sort of clean is a normal day for some on here and removing lichen should just be part of the clean, not an added extra as some people seem to think it is. Learn the trade, do it right, you'll get there.

First things first -
Yeah but my point is this customer was that happy she gave me £50 extra! As she had forgotten what the patio looked like, and was shocked at the finished product. May I also add them spots look worse because patio is wet, when it drive out it was less visable. I wasn't planning on sealing unless she asked anyway wich would mean she would need it pointing first:)
So all in all me and the customer were happy with the result, there's a way I can improve for the future by using hypo were needed. Thanks for response everyone

Ok so your customer has dementia, and you done a basic clean great!!!
Left a lot of lichen but everyones happy excellent because it looks better when dry that's great too !!!
Life don't get much better then that.

Right let me get this through your head because its not registering.
This patio was over 10years old, I cleaned it how I've done other jobs and everyone was happy. I never suggest the patio will be 100% as good as new.
I hope you understand we're I'm coming from because I'm sure your perfect every time on every job:) well done

Oh it's registering not a problem.
I've cleaned paving over 50 years old and brought it back to original photos that the home owners had, and left no bits of s**t on it which you have on a 10 year old surface.
I did say don't take this the wrong way with my first reply but you obviously have.
And yes I'm am perfect on every job.

How is the testing of the fluoro sample going?

I don't feel bullied :o he just decided to state points that had already been said... But the topics ended to improve I need nothing more than abit of hypo for next job. Eeee who would of thought it would be so difficult to say that

Roger runs a solid business, that doesn't cut corners and always offers the very best service. He is busy and gets the prices he wants for his works. He is certainly an example of how to run a business properly.
I listen to his advice!
Moving forward - Those black spots are the difference between a good job & a great job and if you improve on that as an end product you will be somewhere closer to offering a service that stands out.
I presume that you cleaned the plant pot?

I had taken the points on board hense why I asked for a hypo supplier and tips! But the way he worded it " learn the trade, etc etc really wound me up as it sounded like I'm a complete cowboy when I had offered a good device "not perfect" but I was told ways to improve by use lads and I listened!
And as it happened I looked on his website and was very impressed.

No problem...they all work in the lab tho' under ideal conditions!Usually tested by a balanced beam scrape and MAR testers.
Get some out in the real world ie damp substrates and contractors that don't read instructions to see how it performs!
