Title: commercial metal floors
Post by: Deep Cleaning Solutions on February 05, 2013, 06:44:55 pm
I have had an enquiry were the job has your run of the mill blue carpet tiles you always see. The only thing is, it has the metal flooring you can take up and move around with cables most likely under them. We would be cleaning the corridors and offices, not the data storage/computer rooms. The floors look tightly nitted together apart from one corridor where you can see big gaps and this corridoor has a different tile, they are very thin and glued on, some of the edges are peeling up. As soon as i saw the big gaps, i started asking questions and they told me that the rest of the building have metal floors, but tighter fitted together, some single and some in sections of four. They have been cleaned before and they have had another quote and he mentioned "wet cleaning".

So two questions really -

1 ...
the corridor ( about 20ft long ) with the big gaps and thin tiles, how would you deal with this, looks like hwe or bonneting are out but it's fairly dirty!

2 ...
for the other areas i would normally hwe with a bonnet on top after on most of the areas, some areas would get away just bonneting. The traffic lanes really do need hwe and a bonnet, the floor does look solid, but i just want to tred carefully. What would you do in this circumstances?

Most if not all data centres have no water policy (or very minimal due to there alarm system) also corridors is normally cable run.

I’ve done a few miles of this type of work LM and didn’t use a ringer bucket and also scrubbing off/buffing within the computer room

(What would you do in this circumstances?) Check my insurance policy ;) and go with Dynamall

Done hundreds of these. Spray with an encap and pad it. Moisture is only on the surface. Doesn't get to the panels and dries in 20mins.

I don't need to check my insurance policy, i know what will happen if i were to use hwe and there was a problem.  :(

I would normally go low moisture and pre-warn on limited results, but it is passed on from a contact who has passed on a lot of work, so in a ideal world prefer to hwe the traffic areas to keep them happy. I just want to get an idea on what others would do, i am kind of stuck between a rock and a hard place, do i go down my normal over cautious route knowing that a very particular customer will not be happy with the result and risk losing 4/5 commercial jobs a month i get passed off them!

Was hoping you would comment Jamie  :)  , what would you do with the corridor with big gaps and thin peeling tiles.

Yes a standard rotary can be used.

A good prevac and encap clean will give more than acceptable results given the circumstances.

Do you have a picture of the installation?

you sell the Encap don't you Jamie ? how much is it wouldn't mind trying it out and can it be used on any carpet or is best used on certain ones ?

No, for the first time ever, i was not allowed to take photo's and could not even view certain areas because of security issues.

It's first use is for commercial installations. Some use it to good effect on domestics but my personal opinion is that hwe should be used on these.

Give me a call in the office on Thursday if you like and I can explain the benefits of different types available.

All you can do on this installation is take the time to qualify the outcome based on the current co diction and outcome.

An agitation pad rather than a bonnet will work better on the heavier soiled areas.

Take extreme care on peeling tiles if using a rotary, ask customer if they can re glue them down or screw them down

Do the tiles look like this?

We did a similar job yesterday evening.

The carpet was really minging.

Pre vacuumed with a Sebo

700 sq m using an orbot and Encap - Releasit and had excellent results!

I would go along with Jamie (An agitation pad rather than a bonnet will work better on the heavier soiled areas)

On the above picture I used red buffing pad for the draft marks
