another WC has approached me and told me he is quitting after WC'ing this 35 years which is fair enough, i heard this from another person as well so i already new the story..
he has all domestic work which is done trad and amounts to just over 2k per month, is all monthly cleans and all long time customers, he never give me a price but said he is offering it to 3 WCers including myself and will take the first reasonable offer. if he has no luck he will advertise it to sell it..
So if I was looking at maybe buying it what kind of money should I offer? I havent a clue tbh dont want to offend the man and dont want to offer to much...this would be a great step for me and my business but im not counting any chickens yet all depends what he could be looking for, if it was 15 or 20k it wouldnt even be an option
any help or advise here lads cheers

I remember a time when 3x the monthly value used to be considered ok.
Now, however, it seems that 10x the monthly value is what people are after.
Unless the work is blisteringly good and you just can't wait to build up the work, tbh I'd just get out and canvass for yourself.
(Then, for every £10 house you get you'll be able to think "I just saved myself £100")

By saying he is offering it to 3 others, he is looking for an auction for his work. You really need to see the work to decide if it worth taking on ( if they are under priced and prices not increased for years forget it ! ) .

depends how on the ball he is with the business if hes old school he would prob be happy with couple of grand if its someone who pushes there business and had logo sign written van and uniforms and takes it serious maybe anywere upto 10-12 grand, if its decent work 5-6 grand would be a steal

i wouldnt pay more then 3x cleans as its a ladder round.
if it was 3 years wfp and no phone calls/texts decent prices id pay 4 cleans max! if i really wanted it i might go to 5 but stretch over cleans.
either way i wouldnt pay for a list of names and numbers with out cleaning them first u gota be carefull!
1.5 cleans in advance and 1.5 cleans at the end of the 1st clean
dont get excited and pay too much customers will cancel chage of face,wacking the pole out they will freak out too imagine paying £15 for ages then you turn up and do it half the speed for the same price some customers wont care if you are doing a better job and cleaning all frames all they know is norman or whatever his name is used to have a cup of tea after he finished that section then play catch with the dog then slowly finsih the rest of the house and you are packed up and knocking for payment in half the time! , some will cancel cos of that
all in all thou should be ok , you prob keep 80% long term

from my bit of homework done already i know his work is priced well from people saying to me also he has a good life style, nice house, couple cars and a camper van in the drive if that is to indicate anything..
tbh the first figure that came to my mind was 8k, dont know why really! and straight away thought offer 6k and if needs be 8k would be max but i dont want to offend him if you know what i mean

Why would he be offended ? He wants to sell and you are interested....... you need to take a step back, and not let your emotions take over ;D

the decent lifestyle,camper van etc could come from his wifes side.
an uncle of mine looked loaded but in reality he was a very ordinary Joe
but his wife was rich , inherited several farms worth of money and never worked all her life ,loved bingo and spent thousands on it etc etc

iv just bought a round for 4 times monthly income. iv got a half decent round an if anybody offered me 10 times the value of mine id snatch there hands of an sell the lot. where do people get these sort of prices???????????

As was previously stated, if a customer for what ever reason, doesn't like you they cancel. Lost investment!
Go out knock on a few doors and build a round. If you can find a sucker to buy it then sell it!
Never ever BUY a round, your buying nothing!

Go out knock on a few doors and build a round. If you can find a sucker to buy it then sell it!

heh thats pretty much it ,
but if you do buy remember its a risk try and reduce your exposure by paying half or a third up front after speaking to customers or in 2-3 installments.
personally i wouldnt proceed if he wanted payment upfront you just dont know what you are letting your self in for untill you do the first clean!

In my experience once a window cleaner packs in in my area I end up with 75% of their customers cause they all know each other anyway.
You know your environment best and the competition. Is it worth the gamble to not offer anything and hope no one else does? Cause if he can't sell it you may get most of them anyway, especially if you step up the advertising and put the word about. Me personally thats alot of money to shell out. How you gonna feel working that round for 3 months or whatever for what effectively is 0 profit.

we bought a small round off an old timer, it takes about 700 per month,
we offerd him a grand and he was chuffed, start with 2k you never know he might
think thats great!! oh and it must be decent prices if it takes 2k a month with an old plodder off ladders ;)
