Title: 32 flats and 30 houses £556 to much?
Post by: Crystal-clear on June 16, 2012, 04:55:01 pm
its quite a large complex not massive and i think it might just be able to be done in one very long day or to be safe 2 days,

ive had a look they are dirty i was thinking of going in at this

The job is in london

32 one and two bedroom flats £256 works out to £8 each
30 house/hybrids £300 works out to £10 each
total £556 first clean price

most can be reached with a 25foot and about 30% a 31 foot

then maybe £450 in 2 months or £500 in 4 months ill give them that option to choose from my only worry is it might be a one off at £556 but if i charge anymore i fear they will say no

i would charge about £12-15 each for these on say a 2 montnly so ive worked out
its a 30% off cos its obviously so compact.

does anyone think the quote is too high i dont want to under quote or over quote i wouldnt mind getting this one , they are on about two or three times a year.

just about to email them back now as ive been at the site today

pls let me know if ive gone in too hard? im sure they will get another quote its ok being a little bit higher but not stupidly higher

difficult to answer

doesn't seem a bad price to me if you're making your daily rate to cover it. They are bound to knock the price down ... could you still do it cheaper?

it is hard to answere without seeing but as long as you hit your day rate happy days.
id prob charge more from the sounds of what you described as for 62 properties at that scale in london im guessing would be more nearer £800 but i havnt seen them to price but i wish you luck.
All these new complexes have so many windows. i have sold myself short numerous of times with builders cleans and doing Knew complexes.

To me the flat price seems ok. The house price seems low though. It will be very hard work.

Sounds fair to me, I have a complex of 37 flats I do for £400 a month thats up to 40 foot though with some communal windows thrown in. So thats about a tenner a flat. Used to charge a bit more but was undercut  >:(

Being in one place makes a big difference, not having to reel in between properties speeds you up a lot obviously, but also dealing with one person, not collecting, not chatting, not having a tea or taking special requests makes a diff too.

Way to cheap mate, not trying to insult you but start at £10.00 per unit dont start blow £10.00. Two pints of Larger and a packet of pork scratchings will set you back the best part a tenner in town(Not Tower Hamlets) why start below that?

sorry cant help you with the quote.if it takes you 2 days to do the job would £500+ be enough for you?

id be happy with £250 a day.

gold hmm might be about 3 van moves maybe another i thought about that too still think 2 days for sure to be done 1 man.

i put the quote in at £560
got a reply they gona review it in the next meeting they have.
fingers crossed.

Steve_c yea i know i could get a few quid more per unit but i really need some commercial ratio to the domestic something like this would be ideal rather then just the odd pubs, surgerys etc etc need to push decent commercial work for now to ensure early/late finishes much more often.

thanks for the comments everyone els yea i think i cant go wrong as its no more then 2 days work
