just got a big contract with my local council for 65 blocks of windows on a 4 weekly basis but some 6.
ive done a few already and earn good money doing it.much more than i do residential.
im thinking about selling residential up and just keeping all my commercial work.
has anyone else done the commercial only side?

From readying few post on here it seems the "ClearMagic" has done exactly that pal!
Personally I'd stick with residential, but all depends on contract for commercial i.e is there any chance of you losing the contract or is it fixed for certain amount of time! seen a few guy in the past lose everything over night due to cut back an price cuts..
All in all not a bad situation to be in though ;)

I personaaly prefer a nice mix of work, commercial stuff is nice when the weather is bad as they get done what ever the weather but waiting for the cheques can be a pain whereas residential is good for cash flow as you're getting paid every day. I have a ral mixture, from £5 shop fronts through £7 - £20 flats and houses to £1,000 monthly contracts, and I like them all as much as each other.

I try to ensure that no single source of work gives me more than 15% of my turnover. However, that is difficult because if a contractor were to get to 15%, it's difficult to say no to more work. I have one work source that is about the 15% mark now. It's spread over a number of jobs but they all come from the same contractor.
I do intend to increase the amount of commercial work that I have. Although the rates can be tight, there seems to be much less micro=management required.

all my commercial work pays 50 pounds plus a hour and some are nearer 100.

I really want to step up my commercial side of things this year.
My round about 97% residential at moment but would like 70/30.
Next rainy day wont be struggling to clean windows but getting out there finding commercial customers.

Its so hard getting in2 commercial, thats 99% of my work & yes if you want to wait somtimes 3 months to get paid even on monthly contracts then go for it ... Yes its got good points more money prob and yes you can clean in wet weather its not so embarrasing as cleaning houses in the rain. Then when you fone they send out payment and miss an invoice out so ya back on the fone can be a pain and a knightmare, Dont get me wrong there not all like that you do get some good payers as I give them 30 days net of which some pay within 2 weeks but when you lose due to closure or where they just close down its hard to replace that amount of money to make up !!!!

i know what your saying but been doing work for them for a few months and get paid within a month each time.
also the same with all my connercials.some i get paid on the day.

Thats good Doc but I would still keep hold of your resi if you can as thats cash no Tax and yes you never know how long commercial lasts, You may get on with the person really well who gives you the contracts but one day they could leave then a new person comes in and thinks mmm we can them done cheaper and no-matter what youve done in good will your just a number to them and they will get rid without battering an eyelid but good luck m8 you go for it, & well done for getting ya foot in with the council thats really hard to do !!!

I've just bought a domestic window cleaning business.
I aren't much for it though if I'm brutally honest.

commercial mmmmmmmmmmmmmm does have its good side thatsd for sure, but as said when new guy / girl comes in can soon be a differant matter, weve recently told someone we wont work for them any more even though weve been cleaning for over 10 years without a hitch, and also another site weve cleaned for around 12 years could change at any time (from me or them)

let us know if you want to sell any of your residential work mate, we are flat out at mo but always expanding, not been on here for a while, i went the other way and dont do any commercial.

Dammm! I didn't know residential work was tax free. I must be due a rebate.

100% domestic.
I advertise for commercial on website but never had a call in nearly 18 months!! Had a lot of domestic though :)

Totally agree mate commercial is good money but you can lose it in an instant which means a big hit if it is a good payer or payers . Mike

high risk high rewards. if youre ambitious enough commercial only is the way to go

The more source of work - the better, do not stick to commercial only. Any additional business will be beneficial too.

What would you do it you lost it next year?

once youre big enough its far easier to manage staff who are just at one or two sites all day. its far easier for admin also. obviously losing a big job would hit you hard, but you would also be continually tendering other large contracts. a large company trying to manage literally thousands of domestic customers would not be worth it.
im not saying its easy, but if youve got a lot of drive, a desire to expand and a large business overdraft then commercial only is absolutely the way to go.

I was 100% commercial but its fools gold! if you rely on to bigger jobs and you lose one or two it has a big impact in your business
As been said a good mix of good price houses and small commercial work is the way forward, that way you build your business on firm foundations and lots of peace of mind ;)
