Title: Advt on Estate/Letting agent folders
Post by: wayne zabel on January 25, 2012, 02:07:18 pm
Had a call today from someone representing a local Estate/Letting agent, asking if I would like to advertise on their folders that they give out to buyers - sellers - letters ect.

I have thought I would try a few new ways of marketing this year by way of experimenting.Has anyone had any luck with this sort of venture.

They said there will only be one CC advertising, whats puzzling me is why aren't they getting their current CC who does EOT's ect?

Two things:

Have you checked with estate agent that its all above board?

If they're recommending a CC at the moment, he doesn't really need to pay to advertise with them, does he? If you were a customer, would you book from a leaflet, or from word of mouth?

In the past I have said I am willing to advertise if estate agent is willing to pass to me all his end tenancy  cleans.

Do you know what phone goes dead

Hi

Had this a few years back from one of my clients, wanted me to go in with them as part of their advertising, it basically worked out that I'd be paying for their advert in the mag, I declined, strangely didn't get any more work from them  ::)

Wayne

I have just started doing this with a agent close to me. I have although built up a good relationship with the manager and he has passed on plenty of work to me before i advertised in his mag. But will see how it goes, What works for one might not for another.

ps i deal direct with manager payment on completion. never had a problem don't fall for this 28 days malarky.
Or direct from tenant.

Paul

Wayne,

Most of these are third party "marketing" firms rather than the estate agents themselves.

Try offering the estate agent a commission on any work booked through them.

It will be a middle man and not the estate agent all right. They do doctors surgeries etc.   Waste of time.

Probably your call was from a company selling advertising space NOT the actual agent. They want your money, they couldn't care two hoots if you actually get any business from it.

Almost certainly a complete waste of your money.

Wayne, just phone up the agent concerned and ask them about this. My guess is they won't know about it at all and as other have put it is just a marketing agency.
Happened to us a few years ago, the agency were promising agreements that only the letting agent could so we called the lettings manager about it and yes surprise, surprise she hadn't heard about it. She even admitted that they hadn't used up the previous years folders (they were still sat in the stationary cupboard :o)
A good side to this is that we introduced ourselves to the letting manager and picked up a couple of jobs from it.....but only when their "usual" cleaners couldn't make it :)

Got caught on this years ago. They book a diferent CC for each agency branch, so don't think your ad would be every outlets folder.
Oh by the way, number of enquiries/jobs as a result....Zero!
Dave.

Never, ever trust anyone who cold calls.

My approach has always been, "So you'll give me a "try-before-you-buy" free advert for six months to show that it works, and then I'll buy."

S'funny, but the line always seems to go dead after that.

This is my mantra. People soon sniff out good deals you don't need some high commission telesales people to flog it.

Maybe 1-1000 you pass up a good opportunity, I can live with that.

If you find out where they are based it will be in the South Merseyside/ North Cheshire.

They are a scam.
