Hi There
Im still quite a newbie to this bussiness, Im located in the sunny nothwest and I have been finding it still quite hard to quote jobs ie under/over charge. We have been trading for the last year and I have been asked by a local housing association to quote them for the communal cleaning of 150 communal units, each unit requires one visit per week. As this is a big oppurtunity for us I would appreciate any advice/help .I have taken into account my exspences ie wages, materials, but as they are only a housing association there tenants only pay a low service charge. The communal units have 3-12 flats in them, the services they require are basic
1 brush Stairs & landings
2 mopp Stairs & landings
3 clean staircase, Skirting & window ledges
4 clean front door
all of the floor surfaces are a vinyl, any help in pricing this woulb be much appreciated.

Have you tried asking them what sort of budget there working to?

hi there i have exoerience of communal area cleaning.
there are two extremes, firstly all privately owned, and therefore communals are looked after very well, gardens, bin ares, and car parks along with internals all tidy.
social housing,and city communal areas, cometimes not maintained to the same standard, i had one where you would clean all the communal are and even before we had left the building, it had been abused again.
in the end we had to show the housing officer, exactly what we did, and then they witnessed for themselves the fact that it was dirtied before we left site.
you only get paid to clean once, and the housing assoc, then understood the issues.

Hi You ned to work close with the h/a or you will only hit problems, with have one contract where most buildings have to be to a very high standard, but one where the door is left openso it regularly gets treashed.
We sorted it out but remained problem & i feel blackened our name on the contract until i personally went in put them right & met representitives on site to check of on completion, now all is well again on a contract we,ve had 5 years.
They can easily slip beware, & its always the cleaners didnt do there job.

Thanks for the advice, Ive tried asking if there working to a budget but they will not disclose that information. There are 132 communals/626 flats. They said there geting charged as little as £8 per visit for the communals that only have 3 flats in, but some of the communals have 3 flats in others 5/8 flats
As £8 divded by 3 flats is £2.66 should I just multiply this by all the flats for my quote?
Any Advice welcome

hi there,
be wary of the budget figures they are quoting to you, look at the job, and decide how long it will take you, what is the point of doing a job for no profit, if the client isnt prepared to pay the price you want then walk away.
the other question is, IS TUPE on the this job???/

So as not to complex things TUPE is when you win a contract and have to give current staff a job
