i've seen a unit local to me for £50 per week,used to be a car repairs garage with off road parking and space for a few vehicles inside!
it has electric and water,what other costs would i have to pay?
would water be at full rate?
just wondering wether it would end up costing too much or not!

business rates like commercial council tax isnt it... yeah you would need to pay this

Depending on the ratable square footage there is an allowance up till Oct 2012 on certain sizes. The one I'm moving into is 100% free until Oct 2012

£200 a month, and you can get a few vans in there, and it has services, that is very cheap! Is it on an industrial estate or is it a farm lock up?
No business rates for small business at the moment, until October 2012 i think, this is the second year they have done this?

just checked its about £150 a year for water

its down a side street out the way next to a couple of houses on a 1 way street.
i think you could get about 3 or vans in there and round the side 2 which has high gates!
to be honest its probably too big for what i want it for but is a good price!
i used to take my cars and vans there,good mechanic but has gone mobile now!

If it is you, your wife and maybe 1 other, i don't think it makes sense to add more expense to your business.
You can probably double that £50 quite easily and for that money you could start a part timer, who if any good, could end up making you money.
A lock up would be nice to bring more schedule to your work, but i reckon its better to outgrow something rather than try and grow into somewhere new.

this might sound stupid, but check what time you can open and be there till, and if, how many vans can be left over night, you would be suprised how many places have stupid rules

I pay £100 a month for a unit which is about 1.5x the size of a normal garage, it has water and electricity which I pay for (only costs about £10 a month), plus business rates.

convince the landlord to sign up for groupon and get yourself a dddeeeeaaaallll!!!! ;)

ive got a container storage 20ft x 8ft x8ft £60 per per month electric costs £20.00 no rates either
