buying some work of a window cleaner and he does it every 6 weeks! and he is asking x 3 of the amount!
But im I right in saying its normal what its worth monthly then x 3
-
yes

Times 3 for an established proven round is a bargin from a buyers point.
-
Bluntly put, a round is worth whatever someone will pay for it. I would, however, agree that 3x looks good value, when you consider that canvassed (untested, in other words) can be 2- 2.5x.
However, there is no proven formula as far as I can see. If you want the work at 3x, then buy it. If not, then don't.

x3, thats sounds great. You'll only have to clean it for a year for nothing then its yours !!
-
Many thanks chaps!
Its small local commercial work! and has been done for over 4 years! its worth £1360 every 6 weeks
he is asking £4760 which is a lot of money to pay out!
I said it was x 3 but should have said its x 3 and half!
-
Most important point is how many hours does it take to complete all the work ? This will would be the deciding factor for me in how much I would pay for the work.

Probably is mate i'm crap at maths. But seeing as you're good at it, work out how long it will take to get his investment back and also factor in the cost of cleaning it and give me a figure when you (hypothetically) will break even and start to earn?

if it was domestic work mate then I would say go for it, my only concern would be that you said its commercial and thats a big difference.
domestic in a recession is hard but commercial is much harder for some of the following reasons
*commercial work is open to the much cheaper natiional comapnys
* theres still lots of commercial going under and people losing their jobs
* there are plenty of commercial jobs taking the work in-house
I would defo make many an inquirey before you parted with your money,
but you know what, sometimes you just have to take that punt and to coin an age old saying speculate to accummalate
hope it works out well for you mate.

dont be taken in with a x3 value its a monthly total that counts . beat him down to a x2 price. how much per mth is it mate

£1360 for 8-9 8hour days!!!! :o I wouldn't take it if he paid me!!! That works out at about £15 an hour!! ::)
-
Its worth 12 quid per monthly hour.I would not give more

THANKS CHAPS :)
That doesn't sound a good hourly rate! going to need to pin him down on the finer details to make sure I can make a informed judgment on what I'm going to pay him I think!
I have put up all my prices in the past month or so! so that could be a consideration!
I'm on a big push with my business this year and will also be using a local canvasser to get my work
-
don't know where all you guys learnt maths, but at worst I make that £18 odds an hour ???
decide yourself if that is good or not on commercial in any weather and invoiced

Hi all
Well had the meeting with the chap that is selling this round and here is the details...
all work is done every 8 weeks and the total value is £4000 every 8 weeks
now he told me that he wonted x 2 half the amount however this was for 8 weeks but I said when you buy around its x the amount per month! but he said no you cant buy it at that price!
So he is asking £10'000 for the work which is a hell of a lot more than I was thinking!
Now he said you was thinking of getting a canvasser out! if you did then you pay x 2 what each job you get... x 2 of £4000 is £8000 and my round wont have first times cleans! and all customers on the books and have been done many times!
so in really time he is getting x 5 of what its worth each month and I guess that's why you see rounds go for this amount!
Anyway guys what do you think! im do have the money but need to let him know tomorrow!
-
Hi Poleman, If you use a canvasser it will be x2 but it will be in areas you want at prices you want, and saves having to put prices up on a round bought off someone.
Regards Hotsteam

The bit that would concern me is "need to let him know by tomorrow"!
A £10k investment is, I presume, quite a big deal to you (and any small business for that matter). I certainly wouldn't be rushed into parting with £10k without having the time to think it through.
-
Doesn't look like a good deal to me at all. It equates roughly to £500 per week of income, deduct from that expenses and labour to clean it. Its a long time before you realise your investment in terms of recouping outlay, labour costs and expenses. I'm guessing as the takings earlier where mis quoted so where the hours to do the work and the frequencies?
-
cant make my mind up :-\
The chap has canvassed for other window cleaners in the past (local) and he built up his own round a year ago!
its no flat roofs! (100% WFP) no ring first! £30 a hour...5 hours a day (one man)
Area im in there is a lot off window cleaners so would take a year or two to get that amount!
-
Step back poleman!
Why does he need an answer tomorrow - no queue is there?
If I finally decide to go ahead it would be on an introduction to all the custies, a deposit and full payment after the first clean.
So let's say you are to pay £5000 in all.
I would say show me the paperwork for these commercials - photocopies of purchase orders (with prices blanked out if necessary) etc. How long has he been doing them? How long do they take to pay - does he invoice them or head office, contact names for accounts. Get a feel that it is right.
Get introduced to a random three of your choice from the list - if it's commercial do they agree to pay you, not him?. Or are they small "pay on the spot" jobs?
If it feels right then pay a grand deposit and the balance after you have completed the first cleans and payments have come in. Knock off any non-payers.
If I were selling I would want to reassure you I was genuine by agreeing to the above but I might want say a stage payment part way through so be prepared to negotiate a bit.

^ solid post gold. Pretty much what I wanted to say but worded a lot better.

DONE DEAL going to part with my life savings!
I will be picking ten jobs from his round for personal indroduction and then paying a deposit, letters from him and me put out to the customers and then working the work and paying him £2500 every 2 weeks (total £10'000)
Still cant believe I'm paying x 5 what its worth a month but I guess that's why work goes for this amount because if you employed a canvasser your pay x 2 or 2 and half the job!
He has agreed to pay back any cancellations under three cleans ( x 2.5 per job)
nervous! worried! but excited! ;D
