hi guys i have been asked by a local estate agency to give a quote on empty properties , but i have never done this before . so how much should i qoute per room or per house (exmple) 2 bed room house , 3 bed room or meisure it ? any tips please much appreciated .

I have only done one property for a letting agency, took 2 visits to the office to collect keys, then 1 visit to drop them off after job, they were really pleased with the job but still took nearlly 3 months and 3 further visits to office to finally receive payment.
So thats the job itself plus 6 visits to the office and 3 months for payment.
I charged my normall rate but when you take into account the hassle and time taken to visit office it was a lot less.
I will do work for letting agents again but just be firmer on what i expect from them, and charge my normal rate always.

charge the time you think it'll take. it can be quicker as the property is empty but it can take longer chasing around for keys, payment, electricity even, too many times we've gone to clean a property that doesn't have something like the lights working makes cleaning much harder

I do a lot for the local office of a national letting agency and I always go and see the job before quoting. Fair enough sometimes the key has gone missing from the office, there's no power at the job, water's been cut off etc., but they pay me within thirty days which I can't complain about. So, I would always recommend going to have a look at the job as, very often, no two lettings jobs are the same!
