Title: Booked my first tile and grout cleaning job
Post by: M.Acorn on January 31, 2011, 06:08:04 pm
Don`t have the equipment to do it as yet though, nothing like flying by the seat of your pants !!
It`s an average sized kitchen, with a big island in the middle, charging .45p per square foot,to clean up the grout so it`s worked out at £61.
Going to hire a rotary low rpm, tiles are ceramic, the wife is saying HG3 Products ? But would like to put it through you guy`s first.
Which pad am i best off with ? Green one, will be using the porty to suck up the mess, then just go over it with a clean bonnet, will i need to put anything on the grout to seal it ?
Also doing £240 worth of carpet cleaning for them, and I think they will be regular customers,so need to do a top job..

Hi Mark

As it is only ceramic
very straight forward low speed rotary machine give soluyions a
ring and try there xr pad for hard floors £34
also get a grout brush from them to
chemical wise a good citrus degreeser should do it ok
the list of chemicals goes on for more specialist  cleaning
the price you quoted may be a little under if its very dirty .
this job is not like carpet cleaning it will take longer.
Do not put any sealers on this floor

When I have done the odd tile and grout I charged £1 a foot and earned every penny, the domestic kitchen was in good condition but the grout where the dog laid and by the kitchen door was quite engained also grout doesn't dry straight away so I used turbos and a hair drier.

Mark i would mop the floor with citra concentrate, then rotary with brush or green pad

I use a 5ft piece of upvc plastic trim that goes around the machine in a circle shape held together with a butterfly nut, stop's splashing

Wet vac pick up then rinse/dry

It's more labour intensive in most casses than carpet cleaning time you get the pad and hire the machine
not much ££ left

Yeah I know I have gone in low,it`s the entire job total of £300 that makes it worthwhile though, and I need some experience of doing this kind of work.
Machine is costing me £35 to hire for the day,but I will see if they will do a try before you buy type thing, they said they would do a Numatic rotary for under £500 notes, with drive board etc
Cheers for the input again.
House is spotlessly clean, they are gp`s and want it cleaning top too bottom, they have only just moved in,so they could be customers for life  ;D

You're being paid to train so enjoy!! I would IMO start on the hard flooring and grout then put turbo drier on it then clean carpets and go back onto grout lines, the tiles are dead easy.

I agree with that shaun, the other thing to do is look on ebay for a 15" or 17" victor or numatic rotary with drive board, so next time ;)

A 15" numatic slow speed with board sold for £86 the other day KEEP UM PEELED ;D

How do you tell a tile is ceramic?
Title: Re: Booked my first tile and grout cleaning job
Post by: Steve. Taylor on January 31, 2011, 11:54:01 pm
Looking at the top of the tile you will just see the glaze around the grout, but if you look at the back of the tile
Ceramic tiles are made mostly of clay, heated slowly in a oven a bit like wall bricks

where as porcelain tiles are made from a fine sand and heated at a much higher temperature

When it comes to cleaning you are cleaning the top so if both are glazed you dont really know

is there a different cleaning procedure

I wouldnt use green or red pads on light coloured grout- ivory etc as the pads can leave a coloured stain on the grout...You will defo need grout brushes i think www.cleanstore.co.uk sells them.

Going to hire for this first one,but like I said above, may see if they can do a try before you buy with it.The bloke who is my account manager of the company I buy my gear from,is a mate of my dads,so I will get a good price.
I have added tile and grout to my repertoire,as it`s something I will be required to do with the contract I got last year .
Just good that I have bookings to practice before I start doing it for real, looks like i will be better with a brush then, instead of the pads, tiles themselves are clean,it`s just the grout that is a bit dirty.

Agree with post about buying a well known make of rotary.
You cannot go wrong with a Victor or Numatic as they have been around for years and are tried and tested.
You need to know that spares are readily available which is probably not the case with  the cheaper makes.

Yes i have a few victors and they are a great tool to have and one has been going 7 years with no probs.

Shouldnt have said that now ;D

My Victor is over 25 years old, and I brought it second hand for £15 at an auction. It gets a coat of paint now and again and is Bullet proof!

Got a builder wanting me to quote his flooring too now, will def be getting a machine once my overdraft is paid off  ;D And I will start to push it more, there are more carpet cleaners round here, than hard floor people. And it`s much more money, using equipment that rarely goes wrong

Hi Mark,

I will happily lend you a Numatic machine if you like?

No rush to return it.

Let me know.

Cleaning a Ceramic or Porcelain tiles floor, is simply about covering the area with an effective cleaning solution (take your pick) by mopping or spraying, leaving it to dwell, then agitating using a hand or machine brush, with a grout brush on Grout lines. Then a thorough rinse and vac, or in one with an SX12 spinner.
The use of Blowers and dry mopping help remove puddles and effect a fast dry.
Dealing with natural stone is somewhat more involved.
Dave.

Well I must say I was not overly impressed with the results from using pads, bought a blue and a green one, started with the green.
I was using Jangro hard surface cleaner,as that is what the guy`s recommended.
I ended up on my hands and knees, with a small wire brush, brushing them clean,I am assuming they will dry paler than they were when wet ?

Customer was over the moon, started at 1130am packing up by 430 £300 in my back pocket, for all carpets and kitchen floor, had said that if they were not 100% happy I would go back and have another crack at it

To be honest when you said you were going to use pads, I was wondering how they were going to get the grout clean, or even reach it. These jobs especially on manmades are simple and easy with the SX12. Hope you didn't scratch the tiles with a wire brush, cause it will show once dry.
Dave.

It was a special grout brush,so only just wide enough to do the grout.
Should have brought a brush for the machine, going to buy one in the next week or so,taking more bookings for it,the other grout I am going to be cleaning is more the commercial kind, more like cement than grout

Make sure you get a anti splash skirt if using a brush...Otherwise you will splash walls, work units etc.
And find a better cleaner. I only use Aquamix cleaners, Mainly Aquamix Heavy duty tile & grout cleaner and always get brilliant results. Just make sure you give it plenty of dwell time...Sometimes 30 mins bit of trial and error but the more you do the better you will get.  ;D

Cheers Sherco !!

Will get some decent cleaner, instead of using hard surface cleaner, which I personally thought was not up to the job, have not had a call back today,so I am assuming they were happy, they were not the sort of people who would just let it slide, both Gp`s.
Going to make the rotary my next business purchase,my overdraft is gradually going down, once my Visa payment acceptance is up and running it will all be ok,as I will be able to take the outstanding money owed to me since Dec 23rd...

It`s much harder work than cleaning carpets though,so def think the £1 ish per square foot is justified,I have no idea what it cost to re grout per sq ft,or anything like that,so it`s going to be a steep learning curve, but with the help of all the knowledgeable peeps on here I am sure it will be fine, nothing like flying by the seat of your pants

Tiling Logistics do training and are highly recommended on the CCDO board, send an email to tilinglogistics@hotmail.com and tell Kevin Martin if you are interested in the next one,  sometime in April at Solihull, 2 days for about £300 I think it is.
