Been asked to quote for builders clean and sparkle clean on 8 2 bed flats
only ever done this type of work on shops before. Looking for a idea of pricing
for this type of work.

its not a case of you not using the construction payment scheme, you will have no choice, all you do is contact the tax office and get a CIS number, submit that to the company then they subtract 20% from your payments.

Because they take 20% which mounts to a fair bit you don't actually get it back in the form of money. Its kind of carried over or you reduce your payment. I add 20% to make up for the loss. Had no problems so far in getting the work.

yes sorry didnt explain the cis deduction properly, depending on your trading style, ie ltd, sole trader etc. depends on how the collected cis is offset against tax liability.
ie a ltd will offset the value on the P35.

You can claim it all back at the end of the financial year which is April from the IR.

To get it back I would recommend claiming April and then you'll be lucky to get it back by August. Chase it up frequently, it's a right royal pain in the a**e.
Remember that you can hold all PAYE payments back throughout the year. These are off-set againt your CIS kitty. Tell HMRC though, don't just do it.
Unfortunately VAT is a different kettle of fish and has to be paid regardless of how much CIS has been deducted.
I like to think of it as an interest free loan our lovely Government each and every year ::)

although build cleans are VAT zero rated therefore you are not increasing your VAT liability.
