Hi everyone,

I am about to do my first LM cleaning job next week and have been gathering some info over the last couple of days. Have Victor Sprite 15" which I 've been told to be an excellent choice,as for solution I am to use prochem's bonnet buff as that's what i currently have. My main concern is regarding pad/pads to be used on job. I've come across terms like XR, XY, microfibre pads etc. and don't really know what the difference between them...so would appreciate if someone shed some light on the matter.

It's commercial carpet tiles  :) Quite stained in places.

I would play it safe for now with some texatherm type pads combines with a good microspliitter like Prochem Pure Clean. Never used bonnet Buff.

Later you will be able to use a variety of different pads for different types of carpet and soiling but for now I'd go easy, unless of course you can get someone to come along with you and show you the ropes.

With stains its always best if you can identify what they are.

ie water stains, coffee/teas stains, toner stains etc and have the correct fluid at hand to deal.

Thanks guys, my main concern was as to which pad to use. Of course I always have spotting kit to hand to be able to deal with various stains.

Emil, my preference would be an XR pad for agitating the pre-spray and microfibre pads for cleaning.

I have been using low moisture cleaning for ages, recently we cleaned a really dirty flat, it was on the top floor and parking was difficult. We pre vacuumed and then agitated in pure clean using a Gen4, followed by a rotary clean using dry fusion pads under a Numatic machine, the results were superb, so good in fact that the agent has just switched to us.

I cant see the point of all this LM cleaning - why not just go in with a truckmount or portable ????

the sort of carpets that you clean this way dry super quick anyway with a TM or Porty

why do you use this method ????

in that video id of been in with the prespray - and in with the wand and done a better quicker job  ???
maybe dryer too


( and yes ive been cleaning carpets many years the wet way lol )

LM cleaning on commercial tile is quicker and more effective.

If you have to use HWE you pretty much always need to bonnet it afterwards because of the risk of wicking.

With this in mind it would be quicker to go over it twice with pads.

It's hard to believe that some brushes and pads can at times clean better until you actually start doing.

The answer is to have all the different tools available and then you can choose the best for that job. In fact on many commercial jobs I may use 2 or even three different methods.

When you only have a hammer everything looks like a nail.

 Technique plays an important roll when using a rotary, as well as the pads

Example cleaning low profile at a leisure centre around a vending machine now applying pressure would have taken the rotary away from the machine, but a slight lift and the rotary crashes into vending machine dropping down 1 tube of smarties & 1 double decker  ;D ;D now you see the need for good technique. ;) ::)

sounds like you never cleaned a large office block or school. LM eats up the footage.

I picked up a good contract after a cleaner used hwe, the results of his clean was horrendous. Great streaks and wickback to win prizes.
It was 650 sq mts and took us 4 1/2 hours every 3 months for a nice price.
We use microfibre pads and soak them as we go. Fusion Clean for prespray. 4 pads for 1 1/2  operators. (One does prespray as well as mop.)

We use dry pads as they pick up more.

Chemspec Rotobrite 2 or DFC105.

No pre spray (other than built in sprayer) only vacuum and pretreat of spots..

We use Chemspec Rotobrite Machines x6 (Discontinued) 50kg 175rpm 20"

300m2 per hour on our most productive sites.
