Guys who rent units...

How much does yours cost per month?

My new unit (which has just been built on a farm) costs £275 per month including a car parking space.

I will be converting 35% of it into office space. There will still be enough room to store 1 van inside over night, storage space, IBC tank etc...

What are your unit costs per month?

Thats cheap, how do u find these places on farms? alot cheaper id love one.

Do get a telephone line? or internet?

Mine is the same as yours, then bills for phone, internet, elec, water.

i pay 110 per month mainly only for my tank and gear plus a van including water but not electric nor do i use it as an office all secured and locked up.

No, I need to get a telephone line installed and pay per month for the line and broadband... I also have to pay monthly for all utilities and buildings insurance.

I think its worth it though... Taking work away from home, can store the van in the warm during the winter etc...

I pay £30 a week including electric, Pay for contents insurance but building insurance should be down to landlord as its his building.

The farm water is metered, but not seperately for my unit - Although the landlord did say she would have to charge me if I make a big difference, which is fair enough. I'm on a meter at home at the moment anyway.

Same as Paul, just used to store equipment but have got elec and water, £30 per week.

Mine's in the £100-£200 range.
However, it's more of a 4m x 3m breezeblock room that I've put a water tank into.  There is plenty of room for basic storage in there.
There are no extras with it such as parking spaces although it's fine to fill up and even park up for a few hours if I'm doing some bits and pieces.
The tap connection to the water mains was supplied and my water charges are extra of course.
There are also a couple of plug points a light, and an electricity meter (I use very little).
Although there is no window, there would be room to have a mini office though it would be a bit cramped. I prefer to do that stuff at home anyway.
I'm very happy with it.

you can get rate relief anyway if under a certain footage.

£375 on an industrial estate plus rates (but don't have to pay them)

the one before that was £2000 for a year on an air base (that was big enoguh for 4 vans a large office) just to far away.

they are clamping down on farms around my way as people have been avoiding paying the rates on business units

The one I am trying to line up is 6k a year on 2 floors

But we've run out of room and need to combine everthing in one unit with a secure yard. Cant find anything big enough thats cheaper than £1200-2000 a month at the moment in Cardiff.

It's a bit of a nightmare.

I know what you mean about nightmare Huw, they want an arm and a leg for a place large enough, looked at one and they wanted 30k  :o although to be fair the office was about 5x better than I needed :), finding the secure parking is proving to be my problem, why don't you go into the valleys ?

Hi Ian,

The prices up near the valleys are really cheap. I could get what we need for probably £8,000-10,000 a year.

But getting the lads to travel up and down from Cardiff every day picking up vans, cherry pickers, gritters, bobcats, boats and mowers etc would be a nightmare.

Mine costs me 599 inc vat each month. Nice size and looks fairly modern. Only thing that would be nice is too store the vans at night but still good all the same

We have a 300sq factory,all paid for, and rate have been zero for last 2 and a half years, and the council have gve us 2 grants to help business at £1500 each time, just electric & water costs, current water bill is about £800 a year, but even when we pay rates its only £550 a year in total, cheap s chips

sounds cheap up north, down here its around £700 pm plus vat for a small unit with space to fit a couple of vans and a small office... just waiting for a local farm to get back to me
