Saw this round for sale on resources.....

Monthly Avg Value : £5,400
Established For: 3 years
Comments: A well priced round using wfp. If you can work hard an average 7 hr day you would earn £350-£450 per day 1 man. Also included in the sale is an 06 Citroen Despatch crew van six seats. A great work/family van it has a 400l tank all properly and tidily fitted 4 poles from 35 foot to 7 ft a merlin ro unit a di vessel and lots of extras a great round with a massive potential to expand. Houses range from £15 to £60.
Asking Price : £70,000
Now i'm sorry but this is a seriously bold claim for the daily earnings for 1 man in 7 hours WFP. Surely you would run out of water too with only a 400 litre tank.
If this happens to be your round for sale perhaps you could post how you are doing it ????

wish i had 70k...sounds a dream round for sale there. id never sell that if i owned it

saying the van and system cost £16,000 which is prob 4 times what its worth, then he's asking for 10 times the monthly clean ?
these ads are for the very gullable
lets say you got a canvassing company in to get yopu £5K worth of work, then that would cost you £10K
you could get a far superior van with a quality 650 ltr system fitten for £12-14 K
do the maths mate and wake up and smell the coffee, also ask yourself why would someone who talks up this round to be great actually wanna sell it ?

I smelt the coffee long time before i ever saw this - unless it was a typo and he missed out the zero after the 1 lol.
Seriously though i could see 1 very shagged man at the end of the day WFP achieving revenue of around £250.00 tops on a 7 hour day of residential.

If you were pulling in £2250 per week for 35 hours (£65 per hour) would you sell it?

always be wary of someone selling a fantastic round, ask why, because unless they have very good reason, i would walk away
if they are earnign 5k + a month then they should be able to afford someone to do the work and sit at home,

DAMN :o thats my area :o maybe im sitting on a gold mine lads and i didnt know it, but half the ppl i target cant afford my prices, i thought 8 quid for 8-10 windows was blloming good, and 6 quid for oaps in bungalows. the towns i am charging a tenner per house no matter what ammount of windows they have. is this good or bad?

400 litres wouldnt last a day, and a merlin takes about 4-6 hrs to fill a 650L tank, so no chance of going home to refill, unless you used di only, so yes hes lying!
and why would you need a 6 seater van?

Maybe because people get bored and need a new challenge?
Maybe they want to relocate?
Maybe they can't be bothered with the arse ache anymore?

the figures are possible, but......a 6 seater despatch with 400 ltr...ive got a scudo 3 seater with 450 ltr,
Would be a right squeeze with 6 seats and tank!!!

As for water usage, i only use 150 ltrs per a day. ;D

The figures don,t add up, £5400 per month which is £65000 per year comes out at £1250 per week,thats only £250 per day,way short of his figures of £350 to £400 per week.

I sold a substantial round for a large amount of money, it went as a going concern and is still being looked after by the person I sold it to.
Why did I sell it - because I was bored stupid with window cleaning and I had the opportunity to diversify into the area I am now working.
For a long time I privately regretted the decision but now the business has become something quite significant.
I still have a small window cleaning business - three or four days worth of work and I have to say I am struggling this time to keep up with the window cleaning purely because I am so busy on the commercial side.
There could be multiple reasons why the seller wants to sell up. My opinion is that if the figures are correct it would be a good investment.

There are 2 issues in this sale that dont qauite add up so far as IM concerned.
The hourly rate sounds rather generous. Hes suggesting from £50 - £65.00 per hour. Day in day out IMO that wouldnt be achievable. The round is for sale in an affluent part of the country so prices with the right properties could be generous, but not up to £65 per hour generous repeatedly.
Also as has been mentioned, 400 litres isnt sufficient to knock out 7 hours work with a refill.

Its a lot of good faith for 70 grand van is worth nothing and a system 10k tops maybe would need farther investigation but as they say on dragons den Im out :D :D :D

400 ltrs is plenty if you are in doubt i think jeff also uses a low flow rate.
I don't even have that size tank lol and it last me all day.
But then i trained myself to work like this i see lots of windys flooding the area with water lol
