Hi All,
I was offered yesterday the opportunity to quote on the Cleaning of a block of 25 one Bedroomed Apartments. Approx 400 Sq Foot each. I was just wondering what exactly I will need to get the job done. (Apart from Staff)
Can you recommend what I can use for removing debris from the windows etc.

Hi John,
It all depends what type of builders clean it is and how messy it is going to be.
With reference to the windows, soapy water, a scraper and squeegee. Soak any lumps (cement/ plaster), then move onto the next window do the same. Do three windows at a time this way, then go back to your first window, wet again, scrape the debris off then wash and squeegee. Note - Scrape in one direction and DO NOT go back and forward with the scraper, otherwise you run the risk of scratching the glass. Same method with stickers also.

hi there,
one of your biggest issues in appt build cleaning is the number of units they will want to finish at a time, dont get caught out, find out that info, and dont be surprised if they want to clean 6 the first friday and then reclean those the next friday and another 6 build cleans the same day.
make sure they have power and water.
we find in appt blocks that there is a 110v power supply in the core units. but fortunately we have 110v vacs on board aswell.

Is there anything else that Im might be missing in your experience.?

I dont know how bad your builders clean is , or if its just windows, but heres a few
buckets
dust masks
toilet stuff
toilet brushes
Gloves
polish
and i find a couple of bottles of zoflora go a long way

One thing we always bring is a kettle ! Very hard to clean if you have no hot water!.

do you mean to say you have electric and water in your build cleans. Some of the plots we do haven t got the power or water on, so life is hard.
we take our own water on site, we also have 110v vacs for site work.

Hiya Martin it's sonya, just a quick question re builders cleans. My partner and I were discussing B/Cs and came to the conclusion that contractors are not obligated to provide water and elec, so if this is the case and you happen upon this type of contract, you provide your own but in practise where do get the power source from. Do take a feed from the contractors generator (can this happen) or do we provide our own generator and power ourselves?

we always stipulate that the builder should order the build clean when water and power is on at the plot, however sometimes this doesnt happen.
worse case scenario water will always be available at the compound, site office.
you wont be able to plug into someone elses generator, some developers have a 110v power source to site ( very rare) YOU CAN TRANSFORM down from another plot and extension lead from plot to plot.
if you read the spec that the developers provide you will find that they stipulate that they will supply power and water at the plot. whether that happens or nit is another matter

We do usually have electricity and (cold) water when we do our Builders Cleans. On odd occasions we have had fill buckets from the site kitchen/canteen area. We haven't got any 110v vacs yet but have borrowed from the builder on the odd occasion when there is no 240v power. We tend to work for smaller builders rather than the national boys at present but hope to change that in the not too distant future.
I treat all promises that certain activities will be done by a certain date with a large degree of sceptecism (?sp). As somebody once said " I love deadlines, I love the whooshing sound they make as they fly past"

our core business is that of builders cleans, recleans etc, but in the long term we would like to move the emphasis away from this market,
we have a specialist side to the business, small time scale larger works, high level, flood work etc, where the rewards are greater both financially and the clients seem to appreciate more the work we do.
thats not to say that the build clean market has anything wrong with it, it has served us well, and will continue to serve us for the next couple of years, i envisage, and we have very good realtionships on the sites that we work.
i have a good team in the staff that i have, and feel that we must look after them, and if we can explore another route, that makes lifer happier for all then thats where we may go.
you watch, i'll be saying that in 5 years time.

This confirms that you should always be incommunication with site manager before and after clean, so at least work can move semi smooooth. Good advice for the future.

we will sometimes go to site a couple of days before we have been booked in to see if the plots are going to be ready, we work very closely with the sites, cause we have 4 teams out full time, and the last thing we want is a cancel on arrival, cause then other sites will suffer. the only problem that you will come accross is that site agents need the property to be habitable for the CML.

the cml council of mortgage lenders, will not realease funds until "10year ted " the NHBC has inspected the property and issued it with its ticket.
therefore when you get in on a site you can work with the site agents, so that ten year ted is a happy man, and then thus the site agent is to.

Hi Martin, I cannot belive it! All this talk about builders cleans. I had a call today to quote for a B/C on a 5 bed det hse plus weekly domestic clean. Im assuming a pre/ post plaster and sparkle. Went to have a sneaky look, it's a huge house 3x size of my 3bed semi. I will let you know how I get on with the surveying/quote Martin if thats alright with you. cheers. Sonyaxx :-*

the builc clena on a majority of houses now is done post decoration.
some developers would love to build clean before painting, but it just doesnt happen.

Add white spirit to your list John, it helps break down the glue on windows where there as been tape on them.
