Rich,  If you view my previous post titled 'Poaching commercial' you will see that I have just written a marketing letter just for the very same task.

My initial plan was to target a different business sector WEEKLY but have just received my first reply and now appreciate what follow-up work there is involved so am sending out batches and waiting a few weeks before I do another one.

Let me know if you want a copy as I am more than happy to send you one.

Finally I am just putting together a new quotation pack for the first reply which will form the next stage of the chain. 

So far I have written a letter draft to each of my existing commercial customers asking them to supply me a written testimonial for this quotation pack.  Again if you would like a copy just ask.

The next step is to revise my quotation letter content itself so have asked this forum for help (see my latest post for the details).

Its not instant but am taking  my time to do it professionally cos thats what I feel will render a positive result.

I've just read this topis and my method of getting commercial work is so simple.

I simply walk into any where commercial whether it be shops, offices or factories and just ask if they need a window cleaner and leave a leaflet.

We may have missed out on a lot of work by not having printed literature to leave and all that stuff but every time I spend a day canvasing I always pick up at least one job and often, we get a phone call weeks or sometimes months later.

Then it's a case of doing the quote and we price our selves a bit on the high side. To date our success rate is roughly 70% of those jobs we quote for.

The way I canvass for work is quick, simple and effective.

I know others have more elaborate methods and that may work for them but for me - I walk in and ask.

The two letters were kindly attahed to the bottom of one of the above postings from EasycleanWindows but have just emailed them to you anyway.  

Hope they are of some use.

rosskesava,  Your approach would have worked great today as it was raining however  there are two reasons why this approach may not be used by SOME w/c's.

1.    Inexperience :  There are many newbies on this site who may be just too scared to approach profesional businesses YET.  The letter could be a cost efective way to get their name around their area without having to take the knock-backs we all know we will get.  Personally I have no fear of knocking but get easily disheartened by the constant rejections so know face-to-face is not right for ME.

2.   Cost effectiveness:   The cost of taking a day off to door knock is not possible for some.  I know you have to speculate to accumulate but sometimes paying the morgage is more of a priority and often canvasing gets put on the back burner and never done.

In terms of whether the letter has been worth it who knows - it may not get one job - just have to wait and see eh !!  Maybe I will have to the job I hate most - door knocking !!!!!

If you are trying to win window cleaning work, from the above commercial canvassing letter, one thing that does spring to mind, "the use of ladders over a certain height" if you are trying to tell someone this there maybe think " thats ok my window cleaner only goes to 1st floor that should be safe, which in most cases is, However, Working at Height is now classed as a foot from the ground Regulation 2: http://www.hse.gov.uk/pubns/indg401.pdf hope this helps in anyway.

If you our going for commercial work, something like this would stand out, to someone that works in a office, and would get bin, just on the wording alone.

Thanks for both suggestions Andy.  Thats exactly why I posted them 'more heads are better than one' and thats why it has changed since the first draft.

Im just printing the HSE guide on 'The work at Height Regulations 2005' as it will make a great reference point and of course a back up document should any potential customers want verification.


I will post an updated version of the Marketing letter for the people I have already sent one to via this thread.

Hi Sarill

You made a good point about inexperience when it comes to going for commercial work. I was seeing things from how I get work.

Offices and factories can be quite daunting. There's 3 of us who work together and the other 2 seem to shy away from offices etc and just go in to shops and I often end up canvasing everywhere else.

The interesting thing is that a lot of other window cleaners also won't go into the places I go into and a result, I can sometimes pick up a lot of work so maybe in terms of handing out letters or leaflets look for the place that is daunting to just simply cold call on and hand out literature instead (or post it).

As for starting out going for commercial work - shop windows are the easiest work to get. That is a dead simple. All I say is 'I just want to ask you one simple quick question - do you need a window cleaner?'

So maybe starting with shops is a good way to start to build confidence.

Also, I only canvass for new work when it's raining. I couldn't bear the though of not earning on days suitable for working as I'm Scottish.

It will be interesting to find out how well the letter works. I missed the obvious that any tool that helps someone to get work they wouldn't otherwise get must be worth it and anything that builds confidence must be a benifit to.

As for door knocking - I also hate it. Not because I find it hard to knock on the door but because I am not so good at being sociable and I struggle because I am too formal. One of the others I work with loves it because he can yak away to anyone in a semi social context. I find offices and companies easiest and he finds houses a doddle. The third one is incredible at organising things but will not  canvass on his own for all the tea in China. I guess it's horses for courses.

Can I borrow your guy for a few weeks - id love to see how successful people cope with the rejects of door knocking.  I know its my weakest business area.

My wife is in sales (having been one , trained them and ran a busy sales department) and she has given up on me !!!  I just cant seem to sound or act positively after 20 rejections. !!

Never mind, I've got it where it matters, that being a dam good w/c with all the right attitude and manners so I just suppose I am not as perfect as I thought !!!

My mate who I work with sees door knocking as being sociable and his thing is 'isn't it great to talk to people' which he often does till the cows come home.

My own veiw of those who say 'no thanks' is that I couldn't care less as all I'm doing is simply asking and people are entitled to say 'no'. I don't think in terms of how many houses I've already called on or the next house untill I'm there.

It's also a numbers game (again) in that if you call on enough people then some will say 'yes' and the 'no's' are simply a part of that process. It's the same for companies except that especially with companies, I find that I tend to think on how I could have said it better and then try that next time.

One hidden advantage of door knocking is that if you do get a job then sometimes neighbours will come out and ask you to do theirs as you have already spoken to them as you are not a complete stranger. Also in area's like that we always make a racket with the ladders so as people close by look out their windows.

I think also terminology both in terms of self talk in our heads and in spoken (or written) words matters a lot. Really people who don't want their windows cleaned aren't 'rejections' or rejecting your offer - they simply don't want or need a window cleaner.

I am constantly correcting the other two in terms of their language. The last wet day when we went canvasing it was 'why does no one anywhere down this street want a window cleaner'. It wasn't that 'no one' or 'anywhere' or anything like it- it was that most people were out and that someone told the other two to f**k off.

These things happen. No one gets more work by only calling on only acceptable nice  people where 1 in a precise set number says 'yes'.

How I started door knocking was to give myself a time limit before stopping for (dare I say it) a fAg break. Then I would knock on doors for the same amount of time again. Next rainy day I would increase the time by a few minutes. Then the next rainy day by a few more minutes and so on. To start with the hardest doors I knocked on was those after I was thoroughly fed up with getting no where. Now I simply knock on doors because from time to time - it's what I do with no real veiw of the numbers who want a w/c.

In terms of canvasing companies or offices or where ever, I say to myself 'just do it' and block out all other thoughts and walk through the door. It's the old thing of comfort zones. I think stepping outside them is a good thing and I keep that in mind because afterwards, it feels good whether I'm successfull or not.

Also, the people I speak to are just like me, a person. They are not going to kill me, or beat me up or torture me. The worst they can do is be rude or say 'no'.

Just make a point every week of calling on a set number of houses even if it's a few and increase it by one house a week. That repetitive action will give confidence and immunity to the 'no's' and often how we feel inside reflects how successfull  we are. Give it a go. You will lose nothing by trying. Then one day walk into a company and just ask.

Why waste your time knocking doors, when all you need to do is approach larger cleaning companies, who would like to offer window cleaning under thier umbrella of services, i do work for several property management companies, and a contract cleaning company. The work floods in from all the customers that they have on their books.
I find that price is not always the answer with larger companies, but the standard of service and insurances etc. are in place.
Just my point of view, maybe i'm like alot of others who find rejection hard to cope with! At least this way you are saving yourself alot of earning potential time.

Getting commercial work is not necessarily the answer to earning more money. Its worth while bearing in mind that if you lose contracts with commercial customers, WHICH YOU WILL, then losing say £5000 a year on one customer does tend to suck! Your bread and butter is definetly private customers who pay a more modest sum, but at least it doesnt dent your pocket if one if them says "Up Yours". Take my advice. After being in the game 21 years, commercial work isnt all it is cracked up to be

Rich,  If you view my previous post titled 'Poaching commercial' you will see that I have just written a marketing letter just for the very same task.

My initial plan was to target a different business sector WEEKLY but have just received my first reply and now appreciate what follow-up work there is involved so am sending out batches and waiting a few weeks before I do another one.

Let me know if you want a copy as I am more than happy to send you one.

Finally I am just putting together a new quotation pack for the first reply which will form the next stage of the chain. 

So far I have written a letter draft to each of my existing commercial customers asking them to supply me a written testimonial for this quotation pack.  Again if you would like a copy just ask.

The next step is to revise my quotation letter content itself so have asked this forum for help (see my latest post for the details).

Its not instant but am taking  my time to do it professionally cos thats what I feel will render a positive result.

And your right about the thread , it has turned out to be a proper biggun !

If your wondering how i got on with finding commercial , so far it aint happened , crazy i know but everything is going boobs up all the time , i had one of my vans nicked , then my remaining van decided to do my bank balance a bit of harm , this year should be better , i cant complain though about 2 years into the bussiness now and i have gone from a car and a B&Q ladder to 2 fully kitted out wfp vans .
