builders cleans and commercial cleaning work is picking up looking at breaking into the letting agency market how does the payment structure work with these people 7 14 28 day payments as and when is it a bit cut throat on pricing any imfo would help
sending out a letter of introduction to about 20 local letting agents tomorrow

Try 30/60 days for payments ! most Letting Agents will also charge you a commision for arranging the work and be prepared for the inevitable last minute call "oh they move in at 3pm today can you do it before that ?"

i think the most important thing is for you to have a good relationship with the client, at the outset of the negotiations, define the payment terms, and reflect the price, ie, deliver a good level of service at a reasonable price, but make sure that you outline to the client that the payment terms are clearly xx days.
you will find that you can negotiate with clients if you deliver the service and are up front at the outset.

We do work for over 20 lettings agents in & around Brighton doing eot cleans, we always get paid around the 15th day ofputting the invoice in. Most will take out a % for giving you the work but you just make sure you add that into the price and you be fine :)

do you work on a standard rate ie studio 123 bed etc or do you price each unit

We work on prices for each job as no job is the same.... It can be hard at first to get in with agents but you just have to keep going back to them every so often so they don't forget about you ;D
