unfilled travertine/ tumbled marble

Hi Lads,

Looking at one of these floors today. Homeowner said they were down when they moved in. The tiles have holes every where filled with black dirt. Test area came up well by hand using a brush and JSK colloid cleaner.
There is a topical sealer on lithofin I am guessing. costumer wants to avoid stripping due to kitchen down time.
Ant tips? i know my black max 17 inch has good weight but will still end up on my knees with a stiff hand brush.
Will any alkaline cleaner do the job without damaging the sealer. As always the low traffic areas sealer is very noticeable. will have to clean to see the condition near the center of the room.
