Round For Sale - St Helens/Warrington *SOLD* New
« on: March 03, 2010, 02:37:54 pm »
I am putting 3 rounds up for sale due to me selling my WFP system.

Rnd 1 ) Warrington, Cheshire
This round is in Great Sankey. I have cleaned it for the past 7 months and have recently switched it to WFP. The houses are large new build townhouses with prices ranging from £8-£12 per month. Some houses are 3 storey and some are with skylights. Takes me around 3hours to clean per month. Takings £84 pcm   Asking Price £400

Rnd 2 ) Warrington, Cheshire
This round has been recently canvassed and cleaned. Its situated 2mins away from round 1. It is worked every 8 weeks with prices ranging from £10 - £15. This again is cleaned using WFP with traditional methods on the lower floor. Takes me approx 7 hours to clean.
Takings £155 Per Clean   Asking Price £350 ono

Rnd 3 )St Helens, Merseyside
This round is situated just off the st helens linkway. Its a large new build estate with large traditional homes and 3 storey townhouse. Cleaned every 8 weeks with prices ranging from £10 - £15. This round takes myself around 6 hours to clean. The round has recently changed hands and many of the homeowners arent happy with the new cleaners and their prices.
Takings £107 Per Clean   Asking Price SOLD

These rounds are the reason i bought a WFP system. I am now going back to traditional methods because this suites the work i am now canvassing which is mostly fortnightly council estates. This is a good opportunity for someone to expand their rounds or for new window cleaners to buy work to get them started.Assistance will be included in the handover to ensure all parties are happy and customers requirements are met.

Any enquiries or to arrange a viewing please email me dmj.guest@hotmail.co.uk
If more convenient leave your details and i will contact you at the earliest opportunity

Thank you

is this the new morris homes estate? how many houses have you got and how long have you cleaned them? and also the above statement, does it mean that you have just took them over or is there another wc on the estate?

Hi ste

I canvassed them a few weeks ago and cleaned them myself. Its not the new morris homes estate but is not far from that estate. It is cleaned every 8 weeks and is due again in the next 3-4 weeks. The window cleaners on the estate have just bought the work off a retiring window cleaner. They have just switched to wfp but have put the prices up. I have been told of some new customers that they didnt clean the windows as good as the last cleaner and they had put the prices up in the first month of buying it.

I have cleaned them with wfp and given the customers introductory letters explaining the system and how it works and results to expect.

I hope this answers your question fully

Best Regards
Danny

Ste

I have 8 houses on the estate 2x £10 , 1x £12 & 5x £15

I have cleaned them once but they are nearly due for cleaning again. i only have so few because i havent done much canvassing on the estate. It took me around 3hours canvassing for these houses.

The other window cleaners do have the rest of the estate but if you have time to canvass i think you will have alot of success

Regards
Danny

i would only ever buy a round that has been cleaned atleast 6 months..

if i had put my prices up and lost work to NEW window cleaner charging less, i would seriously be having a quiet word with him.

Dont go upsetting other window cleaners over afew houses - IT AINT WORTH THE HASSLE PAL

i bought work of is brother which he used to clean, to be fair is brothers work was top andhe said the commercial siteswould want more doing and he snt lieing.

But is brother who knew the residential work went canvassing knowing the prices and was undercutting, he said it was because he was asked to be he knew the prices and knew the work had been sold so in my eyes its out of order analso he door knocked the whole area with cheaper prices.

i didntlose loads but a few and to me that is wrong, let me make it clear his is no relection on is brother whose work was very good.

Truth is i was asked to clean 3 houses by people who werent happy with ronnie. One commented on his attitude and the other one wasnt happy with him cleaning windows at 7.30am waking them up then moving onto the next house before they could pay him causing them to owe more than they wanted too.

I did canvass the estate and the rest of my 8 customers didnt have a window cleaner which wasnt taking anything away from ronnie. I did price £1 or £2 cheaper because me being trad i couldnt clean every window and this was explained to the householders when i was canvassing because some windows are very hard to access.

I still clean 7 properties on the estate only to pay a few bills. I didnt have or currently have any interest in cleaning anymore houses then i have to. I make more money an hour doing terraced fronts. Some of the properties are a pain in the ass to do but was made alot quicker by WFP but as most of my customers are fortnightly terraced i am selling.

I have mentioned to ronnie before he can buy any properties that werent on his books if i decide to sell.
I had a walk round last month and spotted a number of properties with frames caked in dirt which i could canvass easily but id rather do £40 an hour on a row of terraced.

Ronnie if you havent got anything constructive to say to help the sale of these rounds please dont post as you are taking the post off topic

Hi daz
Thats me mate. I have got a brickwork company but setting it up in the winter months in a recession was abit stupid of me. Things are picking up now ( very slowly ) and i will be concentrating on that business in the next year. Good news by setting up at this moment there are many experienced construction operatives with great contacts out of work and in touch  with me to help get things rolling.

Thats why i bought the brodex system to supliment my income further after selling some work. That led to me canvassing these rounds that are for sale. However i prefere to clean terraced and council semis were the customers are in when you clean and where i can turnover £40 plus and hour. I just seem to be a faster window cleaner when doing this type of work.

If you have any interest in the brodex machine it is also on sale in the for sale section
After a number of requests i may be selling the tank and poles seperatly - Prices will follow

Darren lives in cronton but he bought some work off me in widnes. He was doing quite well last time i spoke to him. I think he wants to head into commecial. He asked a lot about it but the only commercial i have had is shops.

How do you know him?

Platinium i believe it was very constructive and future buyers should just be aware, i would like to know if i was intrested.

now you canvassed the whole estate and evenid stuff about how others werent happy and how you was cheaper and did cleaning the proper way by hand.

i asked you to meet me has i thought you asking me to buymy own customers back was comicle, daniel its under hand and wrong which is simple .

You have my number and if you would like to continuehe conversation or een meet up like  mntioned lst time we spoke then you can ring

i was asked so i commented, like i gave positive feed back on your brothers work for sale from my experice he has tp quality work and is a decent bl;oke.

Youve made it clear your not interested in buying the work thats for sale.

As for the situation on the Rollingmill Estate i only have a few that i origionally had and there is plenty more to canvass. If i had taken the majority of the 60 + houses you must have i would understand you being angry.
However i picked up 3 who had already  cancelled you in the first place. The rest were there for the taking as they didnt have a window cleaner. I told you on the phone i didnt want anymore work off there and we had an agreement.
A few month later you phoned wanting to meet up because one of your customers had cancelled.
In a recession thats understandable has i had a few who did the same. In the following conversation you stressed that you was worried that if i sold the work another window cleaner might canvass your work to which i said i would sell the new properties you didnt have to you.

I dont see how that can be constructive to anyone as its a different situation entirely. The rounds i have for sale are genuine and all come with a written guarantee that i will not trade in that area for 10 years.

My solicitor has confirmed that if its in writting and signed by the vendor (me) it is a legally binding contract.

If i do sell any of the remainding customers i have on the estate you will be the first to know like i promised.

There isnt really anything more to be said.

If your not interested in buying any of this work then dont post. The situations are completely different and by no way should this put my integrity in doubt to any potential buyers.

All my work as ive said is genuine and i continue to stay in touch with buyers once the rounds are bought.
They also have the written contract which has more legal substance than just a verbal agreement.

Err, is a brickwork company the same thing as a construction business?

Re: Round For Sale - St Helens/Warrington

No........

I was going for construction but the main contractors are tendering at cost price just to get work and keep their employees in work so there isnt any money to be made. Its called suicide bidding.

Brickwork company- We are subcontractors. We can still make money but the rates have dropped slightly and work is hard to get. We can compete better with the competition because the team we have is smaller than competitors and we can price jobs cheaper. Only problem is any jobs can have funding withdrawn causing delays.
