Why not buy one from water works they arnt expensive , one or two jobs will pay for it

If its a genuine 12v motor Waterworks is selling then its worth their asking price.

But if its a 24v motor they are calling 12v then they are cheaper off Ebay.  Either way, I agree. Just buy it from the supplier and be done with it.
