People will want some information, before, even considering, parting with that sort of money/multiplier.
For instance:
1) How long have you had the round ?
2) How long has it been cleaned by WFP method ?
3) What payment methods are currently in place ?
4) What part/parts of Sheffield is the work in ?
5) Is it all residential households ?
6) How many houses does it comprise of ?
7) What is the average daily value earnt by 1 man; assuming an 8 hour day?
Average house price for a 3 bed semi, with no conservatory?
9) Average house price for a 4 bed detached (standard 2 floor construction), with conservatory?
10) Why are you selling this work?

I agree, that the 'usual' multiplier is about 3-4.
If the answers to all my questions were exactly what I wanted to hear; and they could be verified, then it could be worth a higher than standard multiplier. BUT NOT 9x for a less than large round in SHEFFIELD.
But I seem unable to get any answers at the moment; I personally if selling an exceptional quality round, would be keen and quick to provide actual DETAILS. Not the opposite.
Shall we all try to extract actual details of this brilliant round?
And, see what if anything, we get back?
I am from Sheffield, and usually try to avoid local work, preferring to travel. My personal experiences have been that customer loyalty, is very poor in this part of YORKSHIRE.
I can only speak my personal opinion, gleaned from my 20 years experience in window cleaning; and this round, could for all we know, be the exception, that proves the rule
Please provide details, as previously requested, we are all dying to hear more about this hidden gem!

To answer any questions and to avoid any more belittling please see below:

The round has been in our ownership for 10 years and is cleaned by WFP. The round consists of 109 residential properties, and the average house price is £6.23, all pay cash. The round takes one of my staff 3 days to clean and is based in the S7 2 postcode.
The asking price has not been based on any ‘industry average multiplier’ but purely on the annualised profit. The asking price is 1.16 times the annualised profit which is below the ‘industry averages’ for any business purchase. Details of the annualised P&L below:

•   Please note there is no NI contribution, S&P, holiday pay etc. as all my staff are employed on a self-employed basis.

The reason for selling the round is that we are trying to centralise our work into one area and this round along with one other is the furthest away from that area.

The reason that window cleaning is priced differently, from other business types; is that it is a higher risk proposition. Only 'good will' is bought. Meaning if the customers do not want the new guy/s and/or arrangements; work is lost . Window cleaning rounds, should be priced similarly to other window cleaning rounds; not priced similarly to dissimilar business models.
Average house price is low and old fashioned collecting has to be factored in too.
