ripped off

something stange happening?
back to the story then,cleaned a student flat for a landlord,
told me to invoice him will pay as soon as he gets invoice.
phoned him 2 weeks ago .
ive sent the cq last week says he
if it does not come by 2 morro i will send another
guess what no chq, i have phoned him 4 times and funny enough
its always his voicemail
were do i go from here ? i will name him so no one else in tyneside gets the same if i get no joy

I've had this problem twice before. Start of by sending him a 7 day letter telling him he has 7 days to pay or you will be taking him to court (usally pay after reciving letter). If he still hasnt paid phone him up and tell him you will go ahead with court action. You can do it all on line at

It will cost you £80 but the great thing is you can charge him this cost plus interest.

Good luck most of the time you will find they will pay after the 7 day letter.

They have simplified the process of taking someone to the small claims court, you can now do it online:

The amount you are claiming must be under £5000. Read the notes but I'm pretty sure you can also add on reasonable expenses, such as the cost of bringing the claim, letters, interest on amount owed etc..etc.

I recon that the landlord will cough up as soon as the paperwork arrives from the Court and you can then cancel the claim.

If he fails to pay then take the claim all the way.

Vanguard im sorry to hear bout your misfortune. My advice and what i always do is c.o.c-CASH ON COMPLETION!! I do a lot of renters (supplying and fitting and cleaning carpets) and i never leave until i get cash or at worst a cheque. Had a full house supply last week and made landlord come and pay when done-its the only way. Had one turn up once without his chequebook so told him i would leave him his dirt until he paid and opened waste tap on freshly cleaned carpet-the smart ar$e miraculously found it in glovebox!! Lesson learned! I know its not much help in your case now but at least its a word to the wise for future.  ;)

on a rented prop or someone moving out i allways state cash on day when taking the booking if they take offence they can go phone some one else

Not too keen on receiving cheques.
Had a cheque bounce from a woman who actually lived on my estate.
Suppose I was a little naive at the time, but she too was moving out, and the estate agent wouldnt give me her forwarding address.
ALWAYS ask for cheque guarantee card no now.

Vanguard, yep it's small claims it's the same site as calmore recomended.
Hopefully you won't have to take that far.

I was owed £670 by a large hotel chain they had money difficuties as all suppliers would only except cash from them. I used the on line claims system and won without a problem. They paid up and covered all my cost and interest.
